Need opinions on sellling a large contract -

Would you use a broker to sell your DVC?

What are the options for selling it on your own?

I have the time to do it myself - I'm just unsure what the best way to go about it is.

I have no experience in selling so all I can say is that IMHO, the hardest part is finding a buyer. To me, that is a big chunk of the service a broker provides and worth paying for.

I'm sure others will give you some good advice on how to process the transaction once you have a buyer.

Best wishes -

I agree. Unless you know of someone already interested in your points, it is best to use a broker. I also would especially use one who is familiar with DVC. I have a friend who has considered selling her contract, but if she decided to do that, we would likely buy it from her, and there would be no need for a broker.

I believe that the brokers do more than save you time. They ensure that your contract point status is accurate, market the contract, provide an intermediary service to facilitate negotiations (keeping the business perspective and coaching both buyer and seller away from the emotional reactions) and coordinate offer and paperwork until hand-off to the closing/title company.

The better brokers (our sponsor especially) can advise potential buyers and sellers about the program, the process, ROFR, market conditions and the like -- answering all of the many questions that arise. I appreciate their advice and market knowledge and that is what makes it worthwhile to me to find a good broker.

A broker is there to find you a buyer, plain and simple. They don't do anything else you can't do otherwise on your own. A closing agent is different and they do more but not that much. I'd list it on ebay first and possibly on TUG, then if you don't get what you want you can list with a broker. Also many brokers will list non exclusively. That means if you find your own buyer you owe them nothing.

Thanks Dean and everyone else for the advice. I think we will try to sell it on our own to start.

How do you go about pricing?

I read one post that said resales are $84 / pt.

Do you add a premium for a loaded contract with banked points?
