Do resales tell the real SSR story?

Guilty?

  • I sold a DVC I resort (any resort other than SSR) to buy SSR.

  • I haven't sold yet, but I am thinking of it in the near future.

  • Down the road this might be an option if another very attractive DVC II resort is built.

  • Nope. I'm never selling.

There are currently more Wilderness Lodge and Boardwalk Villas resales on the Timehsare store site than there are SSR resales! And they are of course much smaller resorts and SSR just ran a huge sale -- feasibly softening the SSR resale market. So, if SSR is "inferior", shouldn't everyone be selling to buy BCV? ;) Is the lovefest for these resorts overrated -i.e.when push comes to shove I can't help but wonder if folks are selling their DVC I resorts, (or at least considering it more and more), especially while the resale prices are still good at the smaller ones like BCV and VWL -- and with SSR always "on sale" to make it even more attractive, and then buying into SSR for the additional 12 years. Is the mantra "theming beats 12 additional years" really true universally, or even for the majority? So lets ANONYMOUSLY poll folks who own at other resorts about what their thinking and doing. BE HONEST FOR THE BENEFIT OF EVERYONE. THERE ARE NO POINTS TO PROVE HERE BY YOUR VOTING.

Rest assured I am not selling my OKW membership, even for 12 extra years. I'll be 84 yo when the program ends in 2042. I just hope I'll be able to enjoy it until then. Now if some medical miracles come along to extend a healthy, active life by 50 years...maybe I'll buy into DVC III or DVC IV :thumbsup2
 
True, but a lot of folks want to leave DVC to their heirs, and DVC II is superior in that respect for folks who plan to be fertilizer by 2054...

I'd add on at another resort if there was one that appealed to me so much that I felt I had to be able to be there.

But I wouldn't sell my current points at OKW.
 

We're not selling because we're empty nesters and we like what we have. I'm assuming we will always be able to afford the maintenance fees.

I would only shed some current points if DVC built a Poly or AKL resort.
I wouldn't want to shed any, but I would simply have too many if I didn't.
No matter what though, I will always keep a personal stash of VWL points! :teeth:

We own at OKW and we're not planning to sell. For that matter we're looking for our next prefect resale contract at OKW. Further, we fully expect to spend the winter of 2041/2042 in our favorite villa near the South Point pool.

We like ALL the resorts and we're grateful for the opportunity to try each of them as they become available. But, for us - well we bought where we wanted to stay and we'll continue to stay where we own.

I have to admit the decision on buying where we wanted to stay was easy due to OKW being the only resort available back in 1995. We fell in love with it right away and knew it was perfect for us based on our needs and finances at the time. Still I wonder sometimes if our views would be different if we had to make the decision of where to buy like new DVC members have to decide now.
 
There are never a lot of resales for a newer resort. I suspect there are a couple of reasons here, none of which have to do with people selling a resort to buy the new resort

1) Most people won't turn a profit selling within two or three years - particularly through the resale brokers. The commissions are significant.

2) Most people who don't have immediate buyers remorse spend several years using their points.

3) After about three-five years, resales start to pick up at the resorts

a) Three to five years is enough time for life changes to start kicking in ... honeymooners become divorcees, people with small kids become people with jr. high age kids who don't like Disney. People's secure jobs disappear.

b) People are now able to sell at a profit. So if they did have some buyers remorse, they can trade in their points.

I'll probably eventually sell my DVC. I don't see this as being a long term thing for my family - as the kids get older we will want to vacation other places (we currently do). But we certainly wouldn't sell points we bought at $63 to buy at a resort we won't have a problem booking at the seven month window for $93!
 
We bought into BWV's for a reason and we're certainly NOT selling after waiting all these years to make up our mind. I may consider adding more points at the BW and I'm in with M.Gracey... I'd surely find a way to come up with more $$$ to buy into AKL or Poly DVC's.
 
I'm personally surprised at the number of folks who aren't comtemplating selling under any circumstances.
 
I would never sell my VWL or BCV points, never, never, never, although I know one should never say never! :teeth: I adore VWL, could stay there and never enter a park and be perfectly happy. On the other hand, I don't adore BCV, it's okay, but it's great that it is in walking distance to Epcot!! I seriously doubt that I'd add on points at SSR. It just seems so huge. Now if the Eagle Pines had come to be, I know I'd definitely add on there, just as I would if a DVC was made at Animal Kingdom Lodge. I'd never add on at the Contemporary. Just my two cents. :sunny:
 
I had to think about this for a second - when I thought "generically" would I sell my points if a desirable DVC II came along? - I thought theoretically "sure". Then I thought again thinking would I sell BCV if a desirable II (AKL ;) ) came along - Nope - I'd scrimp and save and purchase II as an add-on
 
No plans to sell our BWV points. If I'm still around, I'll be 95 in 2042. My son gets the points, whatever happens. I imagine he'll be using them for awhile before 2042. His name is on the contract, and by that time, he can do what he wants with them.

I doubt I will ever sell my OKW points though I may buy into another on site resort at a future date.

Here's my logic on it. I have taken my family to WDW twice in the last three years and we've loved it. Coming from the UK the cost was always prohibative. To stay on site would cost in the region of £4000 - about $7000 - each visit. For our money we managed to stay at All Stars Movies the first year, and on the second visit we booked into Coronado Springs.

Our Disney holidays have been so good we never want to stay off site on a trip to Orlando and my calculations showed that if we paid out to buy into DVC it would half the cost of each holiday, meaning we probably could travel every year.

I looked at resale first and noticed that it was a lot cheaper to buy into Vero or Hilton Head and I wondered if you owned DVC's there would it be possible to book on site holidays and the advise we got from people on forums like this one was that we should buy into the resort we wanted. From looking at reviews and pictures it appeared to us that ALL of the DVC resorts offered better standards of accomodation over what we were used to so it didn't matter if we bought into SSR or BCV. In the end we went for OKW partly because it was cheaper, partly because of the bigger rooms, and partly because there was a resale contract with a lot of banked points going at a very reasonable price.

The way I see it now we have great holiday accomodation at WDW - the place we love so much - at a fraction of what it cost us normally. If we plan properly we will be guaranteed our accomodation at OKW, and if we wish we can try seven months out to change resort.

Perhaps at a much later stage we will discover a new must have favourite resort that will have us searching the resale market but until then I'm more than happy with my purchase and I look forward to a lifetime of dream holidays.
 
Question is: is the 28% of folks considering trading in more significant than the 72% who aren't?
 
Well, I am considering selling my 50 HH points and buying either SSR or BCV. Debates debates......

The HH points were a mistake for me. I don't really like the resort there! (I love HH just not the Disney resort!)

The problem is that HH points sell cheap so I am not going to clear all that much (and I will use a broker!)
 
Generically speaking, I would imagine I'd sell my points one day simply because DVC isn't likely to retain my interest for another 35 years or so. I wouldn't sell just to buy points at another DVC resort though. Even if DVC built the most spectacular resort of them all, I'd still use the 7-month window to exchange in. Since I'm free to travel most anytime of the year, I'm pretty sure I could find some slower DVC periods to squeeze in a reservation or two, no matter where the resort was.
 
We sold out 50 point BCV contract, but not to buy into SSR, simply to pay off other bills because we knew we could break even or make a small profit even with commissions. We will do our best to hold on to our 180 point BCV contract and our 80 point HH contract. The only place that we will consider adding on is AKL.
 
We bought at BWV and stay only at BWV and will never sell at BWV.We have seen them all and are very happy with our choice.i have 3 co-workers who purchased at SSR and have yet to stay there once..I don't get it.
