I was told that 3 day plus tickets sold by certain Ca travel agency includes magic morning. Has anyone had success with that or do you have to stay in Disney hotel? We are staying in airbnb.

Currently the only way to get EE into the parks is by staying in GCH, DLH or PPH. The type of ticket you have does not matter anymore after the COVID shutdown, as long as, and only if, you are staying onsite. They check room keys at the EE entrance.
That USED TO be a thing. Most 3-day tickets included one MM at Disneyland. That hasn't been a thing for awhile, unfortunately. Now it is only Disney hotel guests and it is only 30 minutes, alternating days between DL & DCA.
It is, but then sometimes it actually ends up being pretty good. A Fantasyland ride or two, plus hightailing it over to Rise of the Resistance in Galaxy's Edge sometimes makes it worthwhile.

I agree. It is worth it.On ever EE, I did 4 Fantasyland rides including Peter Pan and you are well positioned to dash over to RR in GE or Space Mountain.
I have left at 6:40 when staying on harbor and been first at the gates. Like #1
I’ve left the GCH at 6:45 and it’s taken a bit to get through security into downtown Disney, and I’ve been about 10th in line at the gates
I would advise leaving your room at the GCH by like 6:15-6:20am if you’re at to be at the front of the pack, only because of how slow security into DTD is
