Is there a difference with buying straight through Disney as to buying resale? Other then maybe saving some money.

That's it. It usually costs less (I would do the math to be sure) and it takes longer to close, 6 to 8 weeks, and then you get the points into your account for use. Also Disney has the right of first refusal (ROFR) on any resale contract. When ROFRd, Disney buys the contract and you have to start all over with another offer.

If you are not in a hurry and want to save some money go resale.

It depends where you want to buy though. BLT doesn't have good discounts yet because of how new it is, but some places you can get much cheaper through resale. We wanted BLT, and we did buy through disney. They were able to to get us booked for our trip this summer and we saved the money from the rooms we had booked already (it worked out great for us). But check out what's available for resale, you can find some good deals. If you do buy resale, Disney treats you the same as a brand new member, it just takes a bit longer.

One other area may be financing. DVC/Disney has pretty lenient credit requirements and the preferred rate they offer is a few points better than some of the resale financing options.

The DVC loans don't appear on your credit report, which is a concern for some folks. The financing is setup like a mortgage and the interest may be deductible depending on your tax situation.

Disney allows you to pay with your Visa card and not all the resale brokers are set up to take this (or if they are, there are limits).

When we went through Disney, we were able to put the cost on our Disney Visa and got 6 months, 0% interest. This short term financing option gave us the time we needed to secure all the funds to pay cash.

I keep seeing references to being able to negotiate or receive '09 points. What does that mean? Is it if you add on for a use year before that month, you get the 2009 Use Year points? I'm trying to add 75 points in Dec. Does that mean I would receive 75 points that I could use before Dec 2010?

I just responded to you on the other thread, but yes, if you add on prior to the start of your 2010 UY, you will be given 2009 points that you could use immediately for reservations or bank into 2010 UY if you have no use for them.

Give your guide a call!!!

Did you get the Disney Rewards points as well when you charged it to your Disney Visa?

Sandisw - thanks so much for the advice and info!

I want to make sure I understand. If I have a July UY, then I can get 2009 points and then in July I get the 2010 points? This would explain why the month is so important. All the advertisements state the month of the use year. I did not really understand why.

Being able to use the Disney Visa with 0% interest for 6 months (good for up to $5000) is the main reason we chose to buy thru Disney direct.

I just bought less than 3 weeks ago, but I do expect my points to show up in the near future - another perk of using the card! :thumbsup2

You got it. We have a June UY so as soon as we bought we had 100 points of 2009 UY that are good to use til May 31, 2010 and will get 100 more on June 1st. Other nice thing about Disney direct is they will let you bank these 2009 UY points even though you are past your 4 month mark. :yay:

We originally wanted to go thru resale since $/point is much cheaper than direct thru Disney (except BLT in which $/point is similar). However, we wouldn't have had the full $ amount to pay upfront without financing whether thru a small loan or on a credit card...Then I also found out that Disney was offering 100 point minimum for AKV (and I think SSR) at $102/point. This was perfect for us money-wise because we could afford to pay $5200 cash and put the other $5000 on the Disney Visa and pay it off over 6 months and not have had to pay interest on the entire purchase. :woohoo: We ended up banking our 2009 UY points so we now have to use those by May 31, 2011 and have another 100 coming in June already. :mickeyjum Also, feel free to PM me with any questions (new to this, but did my homework so feel fairly knowledgeable ;))

When I did look into financing there were some benefits of going thru Disney. As a PP said, the loan doesn't show up on your credit report and their rates start about 2% lower than the lending company that resales tend to use. However, since Disney $/point is higher you have some number crunching to do to figure out which might be better in your situation. :teacher: If you are financing any part of it there are other options like other credit cards, bank loan, home equity loan..., but I'm not much help in this area. :upsidedow

Is there a list somewhere of the current price per point through Disney? Can I buy any resort points through Disney or do i need to go resale if I want an older property as my home resort?

If you want to buy direct, take a look at http://www.dvcnews.com/ for current pricing.

You can buy "older" properties thru resale or direct. Even though it is not widely published, Disney is offering OKW direct for $90/point with 2057 contract.

Be advised that DVC does not have a January, May, July or November use year. When you see the listings it is very important that you know

1) Which resort
2) Use year
3) How many points

All of The Timeshare Store, Inc.® listings will have that information and then a description of the current points.

Is there a difference with buying straight through Disney as to buying resale? Other then maybe saving some money.

1) Resale should be less expensive otherwise really no reason for you to buy resale
2) Buying from DVC you can put entire purchase on credit card and through The Timeshare Store, Inc.® the most you can put on a credit card is $1,000 and there is a $38 fee to make that charge
3) Buying from The Timeshare Store, Inc.® it takes about 7 weeks to close and from Disney you can probably close in as little as 2 or 3 weeks
4) Buying from Disney you can choose exactly what you want. For example, if you want to buy 182 points at Saratoga Springs with an October use year then you can simply "order" that from Disney. With The Timeshare Store, Inc.® you can only purchase those listings that the sellers put on the market.

I hope that helps.

Thanks for the info!!!

If we plan to travel mainly every year within the months of march/april/may with maybe one year going over xmas, would a UY of Feb be good for us?

Others may differ on here, but the rule of thumb I've always been told is that your UY should be right before your preferred annual travel dates. That way if an emergency comes up and you have to cancel your trip with at least 30 days notice, you still have time to either make another reservation or bank your points. So if you go by that school of thought, yes, February is the UY you would prefer (other than for your xmas trip).

However, if you're thinking of buying direct and hoping to get in on last year's points, you can't do it with a Feb UY unless you buy this Jan or something. In that case you would really only be getting this years points. :)

Something else I didn't notice mentioned is that if you buy direct and time it right with the UY, even though you get last year's points, you don't pay dues on those points. In fact, depending on what time of year it is, you don't even pay the full amount for the current year's dues. Dues are based on the calendar year and are prorated to when you close for that current year.

We just bought 200 BLT points. There was a special price if you watched the webinar (which they do every couple of months, I believe) and our price was $108pp. This was around March 20th or so. I wanted an April UY. So with my 10% deposit, I got 200 - 2009 points (with $0 dues fees) that I had to bank before April 1st (which I did) and another 200 points on April 1st (with a prorated 2010 dues fee) for 400 points total this year. Because we just went to DW, I rented out the 2009 and the 2010 points which lowered my grand total out of pocket to about $88 pp.

In my case I REALLY wanted BLT and the pickings up for resale were pretty slim because it's so new. I managed to get the price lower then a resale BLT, but I really had to work for it. If you're not picky about your resort, the resale prices right now are crazy low and, while I haven't done the math to be sure, I'm pretty sure you would be better off buying resale on any of the other resorts (especially SSR).

Good luck to you,
Mike
