Disney Broadwalk Resort for 2009?

Hi all,

Looking for a three bedroom place on site for September 2009. Dont know the ins and outs about points etc. (Not a DVC member) so if anyone can point me in the right direction I would appreciate it.
 
If you want 3 bedrooms, you will need a Grand Villa. These are in short supply and high demand and, if you're talking about the Grand Villas at Boardwalk, you will need to find an owner with Boardwalk Villa points who will be able to make a reservation at the 11 month point for you (it is unlikely a non-BWV owner will be able to get a GV at Boardwalk at the 7 month point).

At the very earliest, the points charts for 2009 won't be out until later this year - but you can look at the current points charts here

As you will see, a Grand Villa in September is 558 points per week. The going rate for DVC points is around $11-$13 per point. I would suggest you are unlikely to find a UK member with that many points to spare, so you may be as well to ask on the DVC rent/trade board. As I said earlier, though, no-one will be able to make a firm reservation until 11 months before.

You also need to bear in mind that, due to rules on cancellation with DVC, you will more than likely have to pay at least half the money when the reservation is made and probably the other half around 90 days before your trip.
 
As Joh points out, it may be worthwhile visiting the DVC rent/trade board.

We have enough BWV points to suit your requirements but are still in the planning stages of 2008/2009 trips.

The Grand Villas are very expensive. You would be better off renting a 1-bedroom and a studio that is next door or close by. Could you possibly split your party up that way? I rented 2 adjoining 1-BR units this past January when we went. It was still cheaper than the Grand Villa. You will need to find a DVC member who has points you can rent and they need to have BWV as their home resort. There are a limited number of units available and they rent quickly. A BWV DVC owner can book at 11 months before day of check out. You don't want to wait until the 7 month timeframe before booking because it's doubtful you will get what you want. At the BW you can also specify if you want standard, preferred, or boardwalk view. I personally love the boardwalk view. You are over the boardwalk looking out over the lake. You can usually watch the Epcot fireworks from your balcony. Keep in mind that the boardwalk rooms tend to be a little noisier, but the noise dies down around 10:00 or so. Good luck with your planning. You will love staying at BWV. It's very relaxing and within boating or walking distance to 2 of the parks. Have fun. Ed
 

I need enough space for two couples and one adult, so whats the best rooms to have? Thanks for the advice so far much appreciated.
 
Hi Lesley- You should be able to fit in a 2-bedroom unit. That is a studio unit combined w/ a 1-bedroom unit. The studio will have a queen bed and a double sofa hide-a-bed w/ a bathroom. The adjoining 1- bedroom unit has a bedroom w/ a king bed and a double hide-a-bed in the living room area. The 3 people in this room would have to share a bathroom, but the bathroom is divided into 2 rooms. The one room has a jacuzzi tub, vanity and walk-in closet. The adjoining room has the loo, a pedestal sink and shower. There is also a washer/dryer next to the bathroom. The 1-BR room has a nice kitchen set up w/ full size stove, fridge, and dishwasher. The studio unit comes w/ a mini kitchen- a small under counter fridge, microwave, toaster, and coffee maker. We normally have breakfast and dinner in our room and eat lunch out. The rooms come w/ just the basics- dish soap, 1 load box of laundry soap, dishwasher soap and some pre-packaged coffee. Alot of people use a grocery delivery service ( I think it's called garden grocer). Most people rave about their service. You order everything beforehand and they deliver to your hotel on the day you arrive. You can get more info if you go onto the DVC threads. I think you would be happy w/ the 2-BR unit unless the single really wants their own private bath. In that case you could ask for another studio next door to your 2-BR. It's still alot cheaper than a Grand Villa. The 2-BR units are actually able to accomodate up to 8 adults so 5 of you should be quite comfortable. I would definitely ask for a boardwalk view room w/ a top floor preference. You will have a great balcony that you can sit out on and enjoy the view from when you are in your room. Can see some of the fireworks from Epcot no problem. Any other questions, don't hesitate to ask. Ed
 
Thanks for the info Ed. What is the best way to go about booking this? Want to book this as soon as possible as I know that the broadwalk resort is a popular one.
