My wife and I are planning to take the plunge with a direct purchase and we would like advice as to what, if any, 'conditions' we would be wise to include in putting the contract together. Things such as points from previous use year, ability to bank points beyond the norm, etc. Any advice/tips you could give or experiences of conditions you were able to get would be GREATLY appreciated! Thanks everyone!

HAHA, good one. There is no changing terms. Take it or leave it.

Maybe they will give you some fast passes, if those ever come back. Maybe they'll send you the tote bag and the magnet and stickers, if you are lucky.

We recently purchased RIV direct. They are currently offering contracts with a Feb use year. We asked if there were any other use years available and they said they could do a Dec use year. We decided to go with the Feb use year. We got only the 2020 points. As @RoseGold mentioned, there is no changing of terms when buying direct.

Oh, interesting. I guess at some point they stopped giving the 2019 points. We signed early February at Riviera and got the 2019 points, I wonder where the cut off in the year typically is. Or could it be that they want fewer points circulating because of the pandemic?

Do they not always send the bag and magnets? They're doing backpacks now, I quite like mine and I know it's a small, stupid thing but I would have been mad not to get it if others were.

You can pick the use year you want.

If its August or beyond, technically you get 2019 points as well as its current due year, then you also get 2020 points for whichever UY you picked.

For example if its August and you buy 100 you would get:

100 points now for Aug19-July20
100 points for use from August 20

So you could get those 100 points, get them to bank them and start off with double points.

Dues are calculated on purchase date and pro rata from 1st Jan - 31st Dec

No idea. I bought resale. I did get a 15% discount on the $6 magnet in the shopDisney store. The totes at one point covered like half the wall at the Disney outlet at the Orlando Outlet Mall.
Oh wow, it's hard to imagine the totes covering a wall with how much people sell them for on eBay.

Anyway, these little things are nice but definitely not what the OP or anyone needs to factor into the purchase decision.

Thanks everyone....helps clarify things.
One thing you CAN do, and which the guides don't always offer, is to split your points into more than one contract. We did 120 + 130. That way, if you ever need to sell, you can get a better price for smaller contacts than you would for a large one.

Also, you might want to look into Fixed Weeks if that's at all of interest. It's more flexible than the name implies.

Fixed Weeks can be especially valuable if you plan to travel frequently over holidays, or during the madness of Fall Frenzy. We chose to purchase 2 Fixed Weeks at Copper Creek for that reason (Week 47 and 48). Another nice thing that, as point charts change, you always get your fixed week and never pay more if the week goes up (though you don't pay less if the week goes down). This works out great for us, as Thanksgiving (Week 47) is 123 points in 2021, but our fixed week cost at purchase was 118. We don't expect to go those two weeks every year, but we wanted to guarantee those weeks for when we do. The flexibility is that you can always cancel those fixed weeks and get the points back to use for a different stay.
