Direct buy.. annual dues?

If today I would like I buy a direct a contract with Feb UY, I assume that it will come with 2020 points and therefore 2020 annual dues will have to be paid, right?

would that be the same case if I wait until Jan/21?

Annual dues are by calendar year, and not by use year.

You will pay a prorated amount of dues for 2020, which is based on the number of days left in the year. You will also have to pay 2021 annual dues in January if you didn't pay them at purchase.

If you wait until January 2021, you will pay a prorated amount of dues for 2021 based on the number of days left in the year. You will not have to pay for 2020 annual dues. Essentially your savings would be the prorated annual dues for 2020 and however many days you waited in 2021.

if I make the purchase in Jan, and still get the 2020 points, so savings would be the 2020 dues, right? Or what do you mean by “however many days you waited in 2021”? The days from the purchase to the first reservation?

If you purchased on Jan 31 v. Jan 1, you will have slightly reduced dues since the dues would be prorated by the number of days that has lapsed. Essentially Jan 1 would be full year's dues, while Jan 31 would be akin to 11/12 of the full year's dues. You also would receive 2020 Use Year points since you are still in the 2020 Use Year before Feb. 1.

If you buy on Feb. 1, you would be in the 2021 Use Year and you would only get 2021 points. You would still pay annual dues similar to if you bought on Jan. 31 (reduced by 1/365). Strategically, it's better to buy on Jan. 31 than Feb. 1.

I just want to add that unless you are buying RIV or AUL, which are still in active sales, you may not get 2020 points for the other sold out resorts,

They have to have them available. While they can change a UY, the contract still needs to have 2020 UY points.

While they are still marketing CCV, I left it out because it’s near its end so it may or may not have what you want.
