...Now, he has some questions...

We are considering taking advantage of the 100 point contract buy-in at AKV. We want to own at AKV anyways and 100 points is all we want. We only plan on vacationing every 2 years, at most. My dad is planning on an extended (14 people) family vacation in 2012. We have plans to stay at OKW in 2 2BR villas and we know a member willing to make the reservations for us. Now, if DH and I become owners, we'd plan on banking and borrowing to maximize our points, and hopefully transfer the rest in from the other person.

IF we buy, I have a few questions....
1) What use year should we look for, particularly if we plan on traveling in spring/early summer? Also, if you transfer points in from someone else, I assume they retain their use year, correct?
2) When is the latest we should buy in (if we pass on the 100 point offer and do resale instead) to make sure we can still bank all 100(+/-) points to use in late spring/early summer 2012?
3) If we buy the 100 points from Disney, what are the closing costs?
4) IF we buy AKV now and get Kidani (I assume that's all that's left), when would we receive our points? I know that Kidani points can't be USED until Kidani opens, but will we still receive and be able to bank them?:confused3

We have 100 points and it is perfect for us.

I can answer some of your questions.

1) You want a UY for when you travel or just before. There are several UYs to choose from. We have February, and that would probably be good. However, if there is an April or May, that might be even better. I'm not sure about the UY on transferred points.
2) To go in 2012, and use up 3 years points, you will need to bank 2011, go in 2012, and borrow from 2013. You will need to (a) have your contract in time to bank your 2011 points and (b) have your contract in time to reserve the GV at the 11 month window.

(A) So...if you have a Feb. UY, you will need to bank your 2011 points by October 1st, 2011, and should give yourself 2 to 3 months to get in the system -- so on that account you would need to purchase by June or July of 2011.
(B) Your other concern is the 11 month window. So if you go in May of 2012, you need to be in the system by June 2011, so you need to start looking 3 months earlier, which would be March or April of 2011 to guarantee that you get any room type that you want. If you go with 2 bdrms, you could probably delay for another 3 to 4 months.

Since March 2011

#3 & #4 - I have no idea.
 
1) Use year for you for spring and summer, I would think March, April would work well for you.
2)Mickey's apprentice sounds about right on the timing, except you want to make sure you give yourself enough time that if you get ROFR'd once or twice you can still make your timeframe. So I would suggest at least 6 months ahead of June 2011.
3)closing costs from disney are between $200-350 depending on if you finance through Disney.
4) I believe Kidani Village is all that is left, and I have heard the June UY is sold out. I believe they are still selling Dec UY's, which wouldn't be a bad option for you. You would technically get your points on Dec 1, 2008, but you would be unable to use them until Kidani opens in May 2008, however, these points come Maintenance free. You will not start paying maintenance until 2009, and they will be prorated based on May 2009 opening date(so only 8 months of maintenance fees for 2009). Most reps are suggesting their members bank them and use them in 2009 (or with a Dec UY, more than likely 2010.)
 
UY is only a concern in the unseen event that you have to cancel a reservation. To be completely safe chose a UY "NO LESS" than 3 monthsbefore your usual travel times. I always tell people not to kill themselves over a UY. As you age your travel plans also change. Look at me for example. I picked a UY because I travel in the summer. I just took a new job where it will be tough getting a summer vacation for a few years so I will travel in the off season. Point being, you own your membership for 40+ years, your travel habits will change many times over this period.

For one specific, hypothetical trip....If we plan to go in June, but our UY isn't until September, we'd be using the previous year's points for that trip, correct? This is assuming that we don't borrow or bank any. So, for a trip in June 2009, if we have a July UY, we'd have to use our 2008 points?:confused3

Also, still wondering about the Kidani points. If we bought today with a December UY (which I think would be perfect since we PREFER to travel in Jan/Feb but probably will have to travel in the summer until the kids are out of school) would we receive 2008 points on December 1, 2008? Would the first annual dues be due in January 2009 then?:confused3 I'm so confused!

I'm thinking about calling the DVC 800# but I am really not interested in any kind of pressure or a tutorial about how DVC works. The last time I talked to a DVC representative, I had a few questions about the exchanges. They were trying to persuade me into taking the tour since I was at WDW at the time. When I said that I wouldn't be able to buy directly from DVC anyways since I'd only want 100 points, they told me that I HAD to buy 160 points no matter who I bought from.:eek: I knew better, but the guy was very insistant and then he really had no interest in talking to me anymore. I think he thought that I had no idea what I was talking about. :lmao: I have been able to find everything I need to know here without any undue pressure to buy!:disrocks:

1) If your Use year is Sept, and you wanted to travel in June 2008, you would need to use your Sept 2007 UY points.
2) 2008 dues are due in Jan 2008 or paid monthly, therefore if your UY is Dec 2008, then you would actually pay for those points 11 months ahead of time in Jan 2008. So for Kidani, you would actually pay nothing for your 2008 points since the resort is not open yet, and would not pay for your 2009 points until it opens in May 2009. The 2009 MF's will be prorated for 8 months since that is las ong as they will be open in 2009. At least this is how I understand my MF's for Kidani.
