Deed expiration date

We are looking into purchasing DVC resale. As of right now Beach Club is our first choice, but the deed expiration date of 2042 is making us hesitate. How much do you consider deed expiration date influence where you buy?

We are both 40, so we will be 65 when it expires.
 
If you want to stay at BCV regularly, you really need to own BCV. At which point, deed expiration is kinda meaningless, because either you get 25 years of staying at BCV, or you get a lot fewer stays there over the same time period , 7 month stress, waitlists, etc., and that's assuming you don't travel in fall.
 
Do you really think that you will be doing Disney for more than 10 years? Only you can decide what your favorite resort is worth. For me if I'm not staying in my favorite resort, when I want to vacation, I won't be going to Disney.

We have a 3 year old, so we will probably be going for the next 15 plus years
 
I'm personally hesitant on the 2042 expiration contracts simply because I plan to resell in 10 or 15 years and I worry about the resale value. That said no matter what you do there will risks associated with your contract losing value.
 
We just bought BWV with the same 2042 expiration date. We will be 70 when it expires. We figure we enjoy the Epcot area and prefer staying there so that is why we went with BWV. We would rather focus on what we enjoy doing now rather than what will happen in 2042. Might not be the best financial decision to some but we are happy and look forward to our stays.
 
Some like the idea of not being bound to fees for 40-50 years to go. So being free of Disney in 24-25 years could be a plus.

I wouldn't let the end of the RTU scare you unto itself but I would consider the value or lack of compared to other endings. I do think the 2042 date affects real value more than sales prices currently. I feel the 2042 is a fairly significant issue but not the ones that are much later starting in 2054. If you have sufficient experience at BC and BCV to be fairly certain this is where you want to be, I'd likely either not buy or suck it up and buy there. If you just think that's where you'd prefer based on assumptions and investigation, I wouldn't buy there initially ever. IMO BCV is essentially retail prices resale given the current prices, tendency to stripped contracts and the shorter RTU. So in effect it's essentially the same as buying retail at a later resort from many perspectives.
 
You won't get BCV in September regularly without owning there.

That said, with a 3 year old, you won't be traveling in September consistently in 3-4 years unless you homeschool.
We also like going in September. We take our 11 year old out of school - not a big deal.
 
I would check your school systems policy on unexcused absences, ours is 5 days for our kids, but my sisters daughter can't take any days. So I would do a little research into this before assuming that you can just take your kid out of school.

Yeah. I have a friend who it was okay to pull her kid, but when her child ended up with pneumonia later in the year it became a problem, right down to the truancy hearing. Lots of things can mean that 3-4 days out that was okay become not okay, depending on system.

exactly us!!! we are 46 and 47 and wanted to secure our next trips for 24 years, then no worries once it expires!
 
We ended up buying at Poly a couple of months ago.

I live in Ontario, Canada and school rules are a little more lax.

We may look at buying another contract at Beach Club.
 
I thought about this alot we love BCV I am 47 my husband 39 my older kids are out of the house but i have 11 yr old twins still home. we love Disney and we love F&W and walking to Epcot so having 25 yrs left did not change our mind. We wanted to have the 11month booking window and we wanted to stay where we are happy .
 
We bought in 2008 when our girls were 3 and 5. Our intention was to take our vacations every other year over Spring Break (first week of April). Well, then maybe we will do a June trip followed by an April trip to get two trips on one AP, then take a year off. Then we added on at HHI so that we could take a trip every year.

Well, if you look at my trips in my signature, you will see that the best of ideas sometimes go up in smoke. We ended up taking ONE trip to WDW over spring break (2010). In 2014, my sister joined us for a fall vacation and realized why *I* liked those F&W "adult" trips. In 2015, I took my mother, and in 2016, my sister's family and my parents joined us for a fall trip. We once thought that spring break was going to be our vacation of choice and that we would NEVER take our kids out of school, but now, we have found that October is our favorite time to go. Our girls are in the Christian school system and each October, there is a teachers' convention and they have a short week of school. We use that week for vacation so they do miss some school, but it is only 2.5 days. Other than that, they do not have an attendance issue. Both of them (9th grade and 6th grade) are performing well academically and their teachers have no issues at all with their absence for vacation. My sister's girls go to the same school (kindergarten and 4th grade) and so they have been joining us on vacation too. In fact, we have already planned our 2019 vacation dates for October:goodvibes.

When we bought our contract, I never would have planned that we would be taking trips in October on a regular basis. I researched UY and picked February because, based on what I thought our plans would be at the time, that was the best choice. It just goes to show that no matter how informed you are and how much research you do, life happens, things change, and what you thought you wanted might not be what you really wanted. For us, it was just a pleasant surprise. I'm glad we bought with the intention of staying in 1-2 BR's during premiere season and now we actually stay in studios or 1BR's during choice season. It sure works out a lot better than had we planned on studios during adventure season and found out we wanted to do 2BR's over spring break:rotfl2:.
