I've been reading posts and reseaching and I think we are close to jumping in. I guess I'm looking for reassurance. We are FL residents and AP holders about 45 minues from MK with a DS3. While I think in the future I would miss the ability to exchange our points for a non-Dis site, I think our immediate want is the local Dis properties for several 1 nighters and a couple of longer trips for the 3 of us plus maybe a couple of nights in a 2BR or THV. Given that I think the cost savings of going resale is too much to pass up especially since our AP and FL res perks are I think the same as DVC perks. MY only hesitiation is with the transaction itself. I hate reading the horror stories and I am not really happy that we would need to wait 2 months to use the points. If we are paying cash would that speed the process? Is the resale transaction typically smooth sailing despite the problems I've read about? Am I over thinking this? :confused3

We paid cash for ours and we still arent in the system yet. We are pre-3/20 date too. However, I do think it would be smoother sailing now that the rush is over.
 

If money isn't an object, then buy direct from Disney. You'll be making reservations this evening. That is the fastest method.

Reality check, I don't know that many people where this kind of money isn't an object. It takes 2 months (even if you pay cash and any rush to beat the recent deadline for changes has past). It's a painful two months, but well worth the price.

As for the nightmares, I do believe that they are the exception rather than the rule, and you are pretty much protected through the process. More typical than losing your money is the fact that the deal could fall through and you need to start the 2 month clock again with a different deal.

I wish that I lived as close as you do to be able to take 1 or 2 day trips. From Michigan, we need to make it a week to be worthwhile, so it doesn't happen as often.

The other thing is that even after the deadline, you still have the RCI option open to stay at other locations. I haven't done it, but when comparing to the point price for other non DVC Disney properties, or DCL, the RCI seems to be the better bargain. More choices too.

Good luck whatever you decide. I'm glad that we jumped in. We have to wait for Oct 2012 for our next visit.
 
With the 1st resale we did took about 5 weeks (35 days) from offer, signing, ROFR (took 25 days), closing and points in system. Sellers were motivated and all parties got paperwork in very promptly. Our recent purchase took 65 days from beginning to end but it did take the sellers a full 7 days just to sign the original contracts. The 65 days included 3 weeks ROFR, 10 days to get closing documents, 7 days to close after signing and mailing docs. and about 14 days to get into DVC system. The different time frame you see was because of all the over load of contracts at the closing companies and at DVC. I think if you did purchase a contract now with a motivated seller you would be more likely to close and have points within 6 weeks (42 days). It is certainly worth the savings. I know between both resales we saved about 11,000.00!
 
Please know there are as many "happy" stories out there as there are "horror" stories. Try not to focus on the bad stuff. I don't mean to minimize what others have gone through in any way, but I just closed on my 2nd resale contract and all went very smoothly. We purchased our 1st resale contract last year and the process took approx. 6 weeks from start to finish. Our 2nd resale contract closed this week and the process did take 2 months... however, there was a frenzy of activity that took place before the 3/21 changes (we made an offer 3/8 and the points were in our account 5/9). The resale companies, title companies, DVC, etc. got slammed with activity before the resale restriction deadline. Hopefully things will start to quiet down now. Don't be scared to try resale. You will save literally thousands of dollars if that is the route you decide to take. I would suggest talking to a few of the resale agencies. Perhaps they can allay your fears. If you go with a reputable company, you won't have anything to worry about. It feels like a long process from start to end, but it is worth it.

Being nearby like you are is a huge advantage, and it would lead me to adopt a "points is points" mentality and purchase the lowest overall price RESALE. (By overall, I mean combination of buy-in cost and annual dues.) That would be either OKW or SSR. My personal favorite is OKW, but since you want to stay in THV occasionally, SSR would probably be a better fit.

Yep. The seasonal weekday annual pass is actually about $100 less than the DVC annual pass.

The horror stories are pretty much limited to Fidelity. I wouldn't do business with them, but you can purchase contracts on their listings through other brokers for the same price. You'd still face issues with Fidelity being clueless as to what they're selling, but if you hit a snag with that, I'd just move on to another contract.

Two months delay is a very small price to pay for saving 50% or more.

Yes, most resales go smoothly. Slowly, but smoothly.

No. It's a big decision -- take your time and be sure you're comfortable with what you're doing.
 
Honestly, considering how close you live and your desire to take numerous short stays, I'd really think long and hard about buying DVC.

I'd be more inclined to just do day trips if I were that close. For the occasional 2-3 night stay, I'd get Florida resident deals or Google "DVC Rentals" and rent from a DVC owner.

Many CMs who work at Disney every day live farther away than you do.
 
I think if you buy direct from disney things are much faster ,but if you are buying resale you cannot get around the long wait . Also if you have no plans for a trip right away than the wait is not that long .
