i seem to have noticed, that when selling out a DVC resort, December seems to be last use year, to sell out.

It also seems that more December use year resales.

if anyone else has noticed this, what could be the reason?

should a person be cautious of a December use year contract purchase retail or resale??
 
Interesting observation.

I think it is a conincidence and more related to the time of year that DVC begins selling a resort.

IMHO, the only reason to avoid a December use year is if you regularly travel in the fall and are prone to changing/canceling your plans.

December use years can be tricky for new members to understand, but once you understand the concept and get used to making the "use year charts", it's not bad at all, IMHO.

If it is really true that more December use year contracts are resold (I have a hard time believing that, though), I see it as an advantage - more opportunities to buy add ons.

I first started in inquiring about SSR in September and was then offered a DEC use year, that would have been 2003 points, but I procastinated and the next time I called they were offering FEB use years instead. I ended up requesting a June use year when I finally bought in October, but I do wonder if I would have been better off taking the original DEC offering. The big question to me was what happens in DEC 2053 if the plan ends JAN 2054, right?
 
I would think that December use year would be great (mind is June) - MS has say that most member make their reservations in Jan - so that would go great with Dec.

Also one of my favorite times to go is Dec.

now if you want to go for the food/wine festavial - Oct/Nov - then yes unless you plan really good and don't use borrowed points and don't cancel your reservations-

thanksgiving week the same.

you need to bank your points before october for a Dec use year
 

I always thought a December Use Year would be ideal for those of us who like to visit DVC during the holidays, since they could do a last-minute cancellation and still have 11 months in which to burn off the points. It's also good for the spring and spring-break crowd. The only people who wouldn't benefit from it are the autumn and early December visitors.

Actually, it's perfect for early december visitors...assuming you don't include the tail end of november in your trip.

I handle this buy having 2 different UY's. One in Aug UY, for Sept Vero Trips or Oct DVC Trips ,

and the bulk of my points are in Dec UY. Like to go Dec and March / April, because the winter is sooo cold here.

ALso, it really doesn't bother me to borrow forward for a trip. I have to fly and buy airline tickets anyway, and have DD school schedule restrictions, so pretty much am locked in anyway....

But looking forward to retirement, my goal is to have enough points for 1 month in a studio at OKW maybe during Feb.

Chicago can be H**l in the winter.

Because I was able to do an add-on to BCV, Dec UY, but that was just before they changed the Add-on policy.

We have Dec. UY. It was just what was available when we purchased from Disney. It has worked well for us. I guess you could put us in the "travel in the fall and don't change your plans at the last minute" category. We can bank the 25 % by the end of Sept., so I'm usually calling to bank just before or after my trip. If I had to cancel less than 30 days out, that would be the toughest situation, I suppose.

Unless your looking for one at VWL! We have a Dec. UY and would like to buy more points at VWL with December so that we only have to keep track of banking one UY. I just checked at www.atimeshare.com and there is not a single listing for VWL with a December UY. In fact, out of 38 listings only 6 have December UY's-----one at HH and 5 at Vero Beach.
 
Interesting post KANSAS, we have December Use Years - this covers off our typical December and March trips but is not so good for Summer trips

I have not been paying attention to whether certain UY or more popular than others

I am not even sure whether DVC equally divides resort points amongst the eight use years or not?

In the case of SSR, of what was available initially, I believe the DEC UY sold out first. (Because they were issuing a set of points starting Dec '03 --these contracts will receive 51 sets of points)
I specifically requested Dec for SSR because we enjoy visiting WDW over the Christmas/New Year's holidays.

I have a Dec. use year, because my original contract was purchased at BWV and that was the only use year left for new members. I didn't understad the use year thing enough to question it. This was in Oct. 1999. Since we usually vacation at WDW in Oct., a Dec. use year is not the most ideal for us, but we have found ourselves vacationing in Dec/Jan more frequently now that the kids are older. For the time we go in Dec.(Christmas/New Year's), the point requirements are much higher than in Oct., so I am glad we have almost a year to use the points should we cancel the Dec. ressie. For Oct., we haven't had to cancel yet, but did adjust our dates once. To date, I've only had 13 points to expire because we had to shorten a trip in Oct. If it had been enough points to take a last-minute Thanksgiving trip, I would have done that, but I decided I could live with losing 13 points.
 
Also an SSR owner, but I am curious if you got a DEC use year, did you still have to wait until after the first building opens to go on your first trip? If not, yes, you may have gotten 51 years of points, but only 50.5 years to use them and that does not include the big if based on what happens in the final year. SSR owners will be very interested in what happens at the other DVC resorts 38 years from now.
 
SSRex, we have Dec UY points at SSR and our first day to use them was May 17th, 2004 - this I guess was tied to the building we bought an interest in
