I'm not a DVC memebr yet. I am looking at buying a 100 pt. contract at Wilderness Lodge or Beach Club.

I have read that some people will use their points at the DVC property and pay cash for some nights using their DVC discount off Applicable Rack Rates.

What % off rack rate does a DVC memebr get? (Rack rates for regular resort rooms are posted on Mousesaver website).

Also, how do you use DVC points to stay at a regular DVC resort. Where do I find point charts for this?

If I understand, once these points are treansferred out to use at aregular resort, they can no longer be used at a DVC property if the ressie is cancelled. (referred to as Reservation Status points??)

Please explain.

I assume DVC members

Rack rates for the DVC units can be found on the Walt Disney World website if you go in and look at a reservation for 1 night at a given resort

The discount is 25% if there are any rooms available for cash ressies. It applies only to DVC units not the other resorts.

The points for regular resort rooms are in the member handbook - I do not know if there is anywhere you can find them here. It is very "expensive" point wise to use points at the other resorts. The points needed are renegotiated with Disney every year so unlike the DVC point rates they can go up as the prices increase for a regular resort room.
The point charts for the DVC resorts are available here under the section on the DVC in general.
If you use points to make a reservation at the Grand Floridian and then have to cancel you are right they can only be used for places that use reservation points not at the DVC resorts.

25% off when rooms are available. Rooms are not always available.

For making DVC reservations, you just call member services on the toll free line. As for point charts, feel free to download my DVC-Chart program (see link in signature below). It has point charts for all DVC-resorts for all years 1992 through 2057.

If you actually meant to ask how to use DVC points to stay at a regular WDW resort, you still just call member services who will check availability at the non-DVC resort you want. Point requirements for non-DVC resorts change every year (are not fixed like DVC resorts). I don't know of anywhere on line where non-DVC point charts are located. They are published in the Member's handbook every year. However, they are always much more expensive to use that way than to use at a DVC-resort. For example, to get a room at the Poly, low season, weekday, garden view (the lowest category there is), would be 36 points/night. By comparison, for the same time, you could get a 2-B/R villa at SSR for 27 points/night. (22 pts/night at OKW, or 30 pts/night at BWV, VWL, BCV)

When you make a reservation, using points, at a non-DVC resort such as DCL, WDW resorts, DL resorts, Paris, Tokyo, Hong Kong, those points are converted into 'Reservation Points'. Once converted they may not be converted back. Reservation points can only be used at the non-DVC resorts, they cannot be used at DVC-resorts. Thus if you make a non-DVC resort reservation and later cancel it, the points are returned to your account and categorized as 'reservation points'. You could only use them to make another reservation at a non-DVC resort.

Finally, please note that you cannot use points to stay at any WDW resort which has an associated DVC resort, that is, a combined WDW/DVC resort. For example BW has the BWI and the BWV (DVC). You cannot use points to stay at the BWI (Inn). Likewise you cannot use points to stay at WL (because they have VWL), nor at BC (because of BCV). You can currently use points at AKL, but once DVC opens there on Sept 1, 2007, this will probably no longer be possible as AKL and AKV become a combined resort.
Hope this helps
