I know it's very early, but do any of you have predictions for when the first resale will show up and for how much? Can anyone base a prediction on past resales from other resorts? I haven't ever followed this before, but we are wanting to add on in about 3-5 more years. We love the Wilderness Lodge and are interested in adding on at either CCV or BRV. The later expiration date is more appealing with CCV though. I'm just wondering what to expect.

I'm guessing after the first MF bills show up in December and January on those crazy high MF's.......

I think the first PVB and maybe VGF too showed up before the resorts even opened. :(

I'd guess the avg though might be in the 4-6 months after sales start.

The first will probably show up in two months. And probably listed close to retail prices; maybe $168/point. Death, job loss, and divorce have a habit of forcing sales quicker than anyone expects.

Don't forget buyer's remorse...

It's funny....every time we go on vacation I buy a t-shirt from that location. I rarely end up wearing them. DVC is like a really expensive t-shirt.

I would guess around December and January, and even then I would say 1-2 years before there are enough to get choosy with points and use year.

However, why resale? There will not be a huge savings to buy resale for that location vs buying direct. If you are about saving money, then buy SSR or BLT. You may save 10% or so with CCV, but if you get a good deal direct near the end of the year, it will probably cost less than resale.

Took a quick look back and VGF went on sale May 23rd 2013 to existing members and the first resale showed up the 3rd week of August so 3 months.

PVB began sales to current owners on Jan 12, 2015 and the first resale listing was reported the end of May, so 4 1/2 months.

BLT - sales began Sept 21 2008 and one of the first reports of a resale sighting was Feb 25, 2009 so 5 months but also 6+ months before BLT was scheduled to open. .

Wait. What?

Someone bought BLT direct and then sold it before the resort ever even opened??

Weird...

I'm not looking to add on for a few years. I'm just curious how much the resale price drops and how fast. I bought all three of my contracts direct back in 2008 and 2009. With direct prices now, there is no way I will add on direct. My original plan was to add on at AKV where I already own, but I want the benefits of owning at another resort. And Wilderness Lodge is my DH's favorite and my second favorite. I plan to add on where I want to stay. We are wanting to travel more in December, so CCV or BRV would be perfect. If CCV is still too high when we decide to add on, we will go with BRV. In fact, my DH thinks the earlier expiration of BRV is more appealing due to our ages.

Based on your post above, I would say that buying BRV resale now around $80pp would be wise as buying CCV direct from Disney will be around $175pp and at best the resale prices, when they start to appear, will be around $150pp or so.

I have never heard of anyone thinking the earlier expiration due to age is a benefit, but that makes the case for buying BRV now over CCV later even better.

In January 2068, my DH will be 101 and I will be 96. We will most certainly expire before our DVC contract. On the other hand, we will be 74 and 70 when BRV expires. We will still have our AKV contract for 15 more years. More than likely at that point, our travel plans will change and the AKV contract will be enough. He's thinking less maintenance fees will be appealing at that age and our kids won't have the issue of dealing with inheriting a contract that they might not want. We like the idea of our DVC contracts expiring actually.

In 3-5 years you may want to buy the new resort.

I post that as a benefit whenever it comes up and quite a few others often chime in the same. Have no idea if I'll remember that I could even sell the things so better to have them expiring! ;)

Yes. The VGF resale was also prior to opening. I think the PVB contract had all points so even though it was after opening the owners had never used it.

Life happens but I also think DVC gets a lot of buyers who are having wonderful experiences on vacation, get caught up in the pixie dust and sign on the spot and when the payments start rolling in monthly after they are back home all of a sudden realize it wasn't a great idea.

Why is that? We will still be 101 and 97 when it expires. I also think if CCV is still around $150/pt, I would prefer BRV which should still be between $80 and $90/pt in 3-5 years.

Thanks for doing the research! This is interesting stuff.

The new resort, as in not built or announced yet. DVC builds a new resort every few years and what if you like the new resort more than the currents. Having a resort that has 50 years until expiration just means that when you sell, you may get some money back.
