Converting points for DL Hotel stay

Yes, I know this is a poor way to spend points! But my boys really want to go to DL again and VGC is obviously not available. I have 151 points expiring 01/31/2021 and truthfully renting them out is not much of an option because availability is very limited.
Sooooo…I thought it would be in our “best” interest to convert to hotel points for the fall. My questions are (as I’ve never done this)
1. I’m assuming I need to make sure the hotel has availability for the dates we need before I go forward. Is the availability the same for using DVC points as it is on the hotel website?
2. Are there limitations to converting points by a certain date. Whatever the “last 4 months” rule is for something DVC…does that apply here?
3. Any other pitfalls I need to look out for?

You have to call MS to book, so you will know upfront if there is availability.

Disney Collection Reservations can be made up to 1 day prior to check in. Rule of Four does not apply to reservations at any hotel at the Disneyland Resort in California.

3. Any other pitfalls I need to look out for?

If you cancel, points remain as reservation points and can't be used for a DVC Resort reservation.
