We have discovered after five years of ownership that we never come close to using all of our points, renting is just to aggravating....So we are considering selling some of the points due to increasing dues and just not using them as often as we had thought.

1. Whats the first step?
2. Who pays closing close? Seller or buyer?
3. How difficult is it to sell them?

Either contact a reseller (like The Timeshare Store), list on Tug2.net or try to sell on eBay. If you go through a broker, expect to pay 10-12% commission.

That is negotiable. Typically the buyer.

Depends a lot on the home resort, size of the contract and the price point you choose. BCV, BWV and VWL may be gone in 24 hours. Contracts under 150 pts may be gone in 48 hours. Anything else could take much longer.

Incidentally, if you have a single contract, you cannot sell off individual points. Your only alternative would be to sell the entire block and then purchase a new contract that better suits your current needs.

If you have multiple contracts (initial purchase plus add-ons), you can sell any of the individual contracts.
