Confused about MF bill...

HI there,

We just got a bill today from DVC for $55 for MFs. We purchased 25 points at BCV as an add on in August for Sept use year.

I thought they don't charge MFs for add ons (especially the last month before your new points hit). And if it's for 2011, don't they wait till January to collect those?

It says days prorated 155?!?

From what I know, the MF are based on January- December not your use year. So your points have MFs for August-December.
I have never heard that add ons don't have MF

I am fairly new to DVC so I could be mistaken.
 
Yes, you get charged a prorated amount of MF's for the current calendar year points for resorts that are open. In this case that is your 2011 points. Those MF's for the entire year were actually due back on Feb 15, 2011. In January you will be billed the MF's for the 2012 points.

What you didn't get charged for and might have received are 2010 points if you added on prior to the start of your UY.

They are for 2011, but they are paid in advance, not in arrears. (Everybody else paid 2011 dues in January, 2011.). The 155 days is probably the number of days of 2011 remaining after you closed. Remember, MFs are charged by calendar year, not UY. It doesn't matter when your points "hit."

When you purchase an add-on directly from Disney, you are charged pro-rated MFs for the year in which you purchase. The fees are pro-rated based on the later of: the purchase date, the start of your initial UY and the occupancy date of the Unit you purchased. In other words, you owe dues starting from when you get and can use your initial set of points.

Since you purchased a resort that is fully open the occupancy date does not apply to your situation. If you got Sep 2010 UY points with your purchase (i.e., the start date of the initial UY of your add-on is Sep 1, 2010) then you owe dues from your purchase date. If they were out of Sep 2010 UY points and your first points will be your Sep 2011 UY points then your dues are pro-rated from Sep 1st because the start date of your initial UY is Sep 1, 2011, later than your purchase date.

Dues from Sep 1st would be 122 days worth of dues. If they are charging you for 155 days worth of points, that would make your purchase date July 30th (+/-) and also implies you did get Sep 2010 UY points with your purchase. The good news is, you only paid 33 days worth of dues for that full year's worth of points!

ETA: Just to clarify, you paid 33 days worth of dues for all of the Sep 2010 UY points and 122 days worth of dues for 122 days worth of Sep 2011 UY points. The charge for the remaining 243 days worth of dues on your Sep 2011 UY points is incorporated into your 2012 calendar year dues which also cover the first 122 days worth of your Sep 2012 UY points.

This is why people advocate waiting until late in your UY to purchase an add-on because you pay minimal dues for that first set of points. However you also run the risk of them running out of those points and losing out on a whole year's worth of points. It looks like you won this time around!

If you buy direct, you owe MF from the purchase date to the end of the year.

If you buy resale, it's negotiable with the seller on who owes for the current year.
 
Thank you so much guys! Yes I purchased in August for Sept UY points from DVC direct. So that must be why the 155 days. You all are so smart!

I have added on in the past and just don't recall having to do this, but I brain-fart often these days. Katherine
