Closing for a house sale, what to expect for the seller?

What happens at a closing for the seller? Does the realtor for the seller & the seller attend? Does the seller need a lawyer?

There is no mortgage so does the seller get a check for the full amount?

I know DIS'ers will have answers! ;)
 
the sellers were there with their realtor, we were there with ours, we met at a local lawyers office, and as there was no mortgage in our case either (1 check made payable to our real estate agent's office was made ahead of time for everything), and then when we got there, individual checks had already been taken care of, I assume by the lawyers office..so , a check was given to the sellers for the cost of the house, the real estate agents were each given a check, the lawyer was given a check, the keys were exchanged, everyone shook hands and left..took all of about 15 minutes!

Did mine at a title office & nobody else was with me. Just signed the papers & then went to realtors office to get the keys.
