This is the identical reservation we had listed previously, but we are listing from the "bottom" of our range, instead of the middle. After some feedback from potential renters and with discussion with friends, we are listing this as costing $8500 (which is the minimum it will cost to have us forgo the 50th anniversary, or the "reserve price" if you will if this was an auction ). However, instead of accepting the first offer of $8500, we will listen to offers via PM until Jan 8. Of course, if someone comes out of the gate and offers us something that we want to accept immediately, we could do that as well. For example, if you PM us offering $8600, we might wait until January to accept or decline that. If you offer $9000, it's possible we accept that on the spot and end the listing. Following is the original listing with pertinent dollar amounts changed.

We anticipate park pass reservations going pretty quickly especially as people start figuring out holiday presents this year, so we wanted to list early to give everyone a fighting chance at this while park passes are still out there.

Also, our mindset on the the way we priced it was this...
- The cash price for this reservation is almost $13000.
- The "standard" price that renters pay for a random 8 night stay is $7480 based on the points needed for this specific reservation.
- This is, perhaps, the most sought after reservation time frame in the history of the whole resort. Granted, some people wouldn't go on the 50th if it was free. But, if you are interested in this listing, you must be in the other group, haha. The 50th nights are all gone. It can't be had via Disney or any of the brokers. You must find an existing reservation.
Some gritty details...
- These points expire May 31, 2022. There is no refund for any reason (100% non-refundable), but you will have until May 31, 2022 to checkout in case you need/want/are forced to move the reservation. This should assuage some concern about “what ifs” with coronavirus and whatnot. We buy travel insurance quite frequently for our trips, and encourage you to use some of your savings over Disney cash rates to purchase travel insurance (and you will still come out way ahead).
- This particular villa sleeps up to nine people. That makes this reservation about $950 per person for 8 nights at the $8500 list price...a substantial bargain on standard Disney prices.
- We are quite content to go and are not desperate to “unload” these points. We will listen to offers, but remember that we are already under the "meet in the middle" price. We will probably just go if the market won't support a premium (just so you know where our mind is).
- We will only communicate via the disboards private conversation system (PM) for our and our eventual renter's discretion.
- Know that we have been on your side of the transaction before now being owners. We know the trust you are putting into going into business with strangers on the internet. Ask as many questions as you have. We are very patient with "trust questions" from potential renters and will do our best to comfort your anxiety about trusting us with this sort of transaction. We paid to have the ability to list this, so know that we are serious owners and not just randomly posting stuff on a forum trying to phish.
- The way we handle our rentals is we like to give and receive our personal information early so that you are comforted in the fact that we are an open book and aren't trying to swindle anyone. As soon as there is serious mutual interest in moving forward, we will provide our email and phone number for more personal offline communication with a quicker turnaround on replies. Eventually, you will have our mailing address. We need yours to add you to the reservation, and you will have ours because we will be mailing the signed rental agreement back and forth. We are genuine people with no desire to swindle anyone out of their money, and put our money where our mouth is by making sure our renters know our phone number and where we live.
