Cat lovers, I need your advice

My neighbors have an elderly cat which they aren't taking proper care of. He spends most of his time outside in the frigid Massachusetts air. He wants desperately to come inside our house, but we aren't able to let him in. Our cat Hates other cats, particularly this sweet boy. So, I've set up a bed for him and I feed him twice a day. I've personally delivered him to his owners on two freezing cold nights, but he was back on our doorstep an hour later. They say that he hates being inside their house because they have 6 other pets. I'm going to be moving to an apartment of my own, and would love to take him with me. My question is- how likely is he to spray? He hasn't been neutered, and I really don't want to ruin my new stuff. Is there some way to prevent him from scratching and spraying the furniture? He is in good health, but starving for attention. My heart just breaks for this little one. Thanks

We keep bowls of dry cat food around our house from when our cat went through a spaying phase (even though he was fixed.) We found this works as a cat will not wee where there is food. The dry food does not smell so it is not a problem.

I am watching a male cat for a friend of mine and I also have a male cat. Both have been neutered. 3 weeks ago my friends cat decided to start peeing (not spraying...big difference) on EVERYTHING in my house in a attempt to gain territory over my cat. Rugs, backpacks, towels, inside closets and anything else left on the floor. It was totally out of control. I had to place him in a room and he has been fine since. I just know not to let him out.
