Can the seller make reservations for us prior to closing?

My DW is finally sold on becoming DVC members and we just had a seller accept our offer. The problem is that they have one last trip planned and we can't close until the end of October. That is fine by us because we are not planning on traveling until the end of April 2013 but I was hoping that the seller could make reservations for us prior to closing.

Is that possible or do all of the reservations go away after they sell? Not critical but my MIL wants to go with us and she wants to stay at AKV (not our home resort) and I was hoping to try as close to the 7 month window as possible.:confused3
 
Any uncompleted reservations would be cancelled by DVC.

Except for Aulani. The Aulani Master Declaration is different than all other DVC resort Master Declarations because it allows a buyer to assume a future reservation made previously by the seller, as long as both the buyer and seller agree to this and notify DVC at the time of the closing.

I would like to point out a problem with this plan in addition to problems that others correctly pointed out - that at closing, all pending reservations are automatically canceled (with the exception of Hawaii - an exception I wasn't aware of).

Your plan is to close at the end of October, which means you would likely be able to make your first reservation in mid-November (since it takes a few days after closing to be completely entered into the DVC computer system). That would be 4.5 months in advance, long past the date the 7-month booking window opens (The 7-month window for each day in April 2013 opens in September 2012).

Just wondering what could possibly be so special about this contract that it is worth waiting five months to close? There's always another contract out there - available for an immediate close.
 
The main thing that was special about the October closing is that it aligns to when I will have the cash available. I have a balloon payment due that month from a business I sold a year ago and this contract allows me to pay cash.

I really don't care where we stay even though we normally plan a trip a year in advance. I will see if we can do some of the trip here but if we have to pick somewhere else we will be fine. My In laws have never wanted to go to WDW ever and suddenly our purchase of dvc motivated them to come with us.

That sounds like a great reason to close in October! :) Also, keep in mind that even if you have a little difficulty booking in this first year, that's to be expected. For the next 30 years you will have access to the 11 and 7 month windows to make up for any difficulty you might have this one year.

The end of April is past Spring Break and given the size of AKV, you should have a good chance of getting something there when you book in Nov.
