Not true. Try $5.616 per point with an adjustment of prior years taxes.
 
You are correct, I mis-stated. For me, this year, with the adjustment, it is $6.66 per point.....ouch.
 
It is not $6.66. If you factored the tax underestimate from the prior year, the total would be $5.702 per point.

2012 Capital Reserve Budget: $ .9211
2012 Operating Expense: $3.6272
2012 Estimated Property Tax: $1.0677

2012 Total: $5.616
2011 Underestimated Tax: $ .0862

Grand Total: $5.7022
 

With the adjustment, I am paying $1,425.56 for 250 points. So $5.7022 is correct.
 
I thought I was going to pay $562 for this year but it ended up being $567 and change. What was added?

By calculating my AKV points the same way (I own 150 there) the total per point for this year is 6.44946

Please tell me what they did wrong so I can call and have them fix it...

Your statement should also show a credit for the estimated 2011 taxes - at least online it does. The $1.0429 is the full actual amount but you paid an estimate last year of .95673 per point so the difference to be paid this year is .0862 not the full 1.0429. When you calculate using only the tax underpayment you reach the amount of $5.7022/pt.

I'd guess that is also the difference you are having in the AKV calculations.

It is broken down clearly online for BWV as well. I think you are right in that the OP needs to deduct what was paid in the 2011 dues for taxes from the 2011 actual figure to get it to come out correctly.

That first line "Tax 2011" is last year's taxes toward which you paid last year. You have to deduct what you actually paid in taxes last year. Because there was an underpayment for last year's tax, a portion of it, $.0862 a point, or for you, $20.26, is chargeable to this year (meaning you paid $224.82 for 2011 taxes last year). Thus, your actual total from line 1 to 4 is $20.26 + $216.46 + 852.39 + $250.90 = $1340.01 or $5.702 per point for 235 points.

Something is wrong if they are showing $1,564 due for 235 points. My 2012 online shows $1,425 due for 250 points, including the adjustment. You are missing the credit line.

Mine shows:

2011 actual propety tax 250 x 1.0429 = $260.73
less estimate you paid <$239.18>
Subtotal - 2011 taxes = $21.55

On the member website, go to my membership > annual dues. Scroll down and it should show Statement Year 2012 and outstanding balance.
 
Are the tax underestimates (or overestimates) common? We bought resale in Jan 2011, so this is our first year paying dues normally, so it's interesting to see the rate be different than what was published in November. I'm glad to find this thread for the explanation. Thanks!

What has been more common in the past is a slight tax overpayment and then the overpayment is carried over to the next year reducing slightly the annual dues for that year. What has been going on lately is that the local government agencies have become far more desparate for revenues caused partly by decreasing property values since 2008 and thus the result has been hard to predict tax rate increases for which DVD does not get the final word until after the year starts and dues have already been billed.

When they underestimate the tax, you owe the full difference in January even with monthly payments. If they overestimate, they spread the credit over all 12 payments.
 
Ugh... I don't know why, but the bill always comes as a surprise. Thanks for detailing it all out...
