Buying at VGF - I have a serious dilemma...

No, I'm not. But I suspect everyone on the wait list would like to get some points ASAP.

Received some good news today! We passed ROFR on the resale contract. Yay!!!

So now my next question is this... Are there any other risks we need to be aware of that could cause our resale deal to fall apart? i.e. can the seller change their mind? What else might go wrong? Are there any other reasons (even extreme, totally improbable ones) that we should be considering before we cancel the direct points?

There are some bad things that can happen that will prevent you closing on your deed: The sellers might change their minds and back out of the deal at the last minute. Maybe the sellers owe more money on their loan than they thought and can't sell at the agreed upon price. Maybe the husband of the second cousin twice removed to the seller makes a claim on the deed (well, you asked for the totally improbable ones, too!).

But don't dwell on the negative. The chances of anything going wrong at this stage of the process are very, very, very, slight. It may not go as fast as you wish, but in the end you'll get your points.

So as the saying goes, "anything can happen," but our friends at The Timeshare Store feel it's highly unlikely to fall through at this point. I guess we will hope for the best and let go of the direct purchase points. If the deal falls apart now, then I guess it just wasn't meant to be.

But if I'm being perfectly honest, the thought of making that call and declining the direct-purchase points is making me sick to my stomach. I know I should be so HAPPY about waiving ROFR, but instead I'm just feeling sad about walking away from the direct-purchase points that I so desperately wanted to buy in the first place. In case anyone is wondering, we would take a hit of $5600 to walk away from the resale and buy the direct purchase instead (loss of $2400 deposit, plus paying $20 more per point). We actually entertained this option for two seconds while we were still waiting to hear about ROFR, but I just can't justify throwing $5600 away. So please wish us luck for a smooth and speedy estoppel and closing so that we can try to get our October 2016 trip booked with our new points. Thanks, everyone!

However October is a very busy period for DVC and VGF is a very small resort seeing high competition even at the 11 months period, expecially for studios. You still have a few weeks to go before you'll be able to book (a couple of months?) so if you are looking to book a studio you may not be able to do so. Keep your expectations low and enjoy if you get it! Fingers crossed for you.

Thank you! I'm going to be booking a 2 Bedroom... I think my plan will be to keep an eye on the availability tool for the week or so just prior to our trip. If it looks like the 2BRs are booking up, then I may end up booking my trip at 11 months at the Beach Club Villas using my BCV points. This isn't my first choice because it's going to throw a wrench into how I use my points for future trips, so I'm hoping not to have to do this. Unfortunately, there isn't a lot of data yet on how fast the 2BRs book up at VGF. I've posted in some other threads and right now, I'm thinking about rolling the dice and hoping for the best :)
 

Thanks, everyone! I think this might be a good fallback plan. I'm still hoping that we hear on ROFR before the weekend. But if we don't, this sounds like our next best course of action.

On an unrelated note... I need to book Fast Passes tonight for this year's trip and I haven't done a darn thing to figure out what we're doing or when we're doing it. Feeling totally stressed about all of this. And to further complicate matters, one twin is exactly 40" tall (tall enough for all the good rides) and the other one is 39.5" with his shoes on. Will he grow another half inch in the next two months? Do I take a chance and book FP for rides that we may or may not be allowed on? With the way my luck has been going, I guess I better not, LOL!!!

Our twins are like this we did one ride and my son was heartbroken that he did not get to go on so we are going to wait until both can go. My son is a little bit over 39 without shoes and did not make the cut.
