Buyind DVC interest from private party (is a reseller service needed?)

I am buying a DVC interested from a private party or close.

Is there any need to go through a broker or reseller so they can take their cut. Does anyone else have experience doing a person to person transfer, or any thoughts at all in that direction.

I don't know if you have to use a broker, but you still have to do the contracts a certain way and they still have to be sent to Disney for ROFR.

I believe that I read somewhere that some of the resale brokers, if the seller already has the buyer, will take care of things for about $500 (title, etc. work).

I would have the seller contact a broker and ask what they offer when there is already a buyer, but also contact Disney to find out what the process is in that case.

With or without a resale agency involved the DVC contract still must

be submitted to Disney who has the first right to purchase it and if they

do you are back to square one and will need to find another contract

to buy. If you and the seller can prepare & file all documents necessary

( title search, transfer, filing with Orange County comptroller, etc. )

and what needs to be sent to Disney it is not necessary to do it through a resale agency

but for approximately 10% resale agency fee you need to

determine if all of this is really worth doing on your own.

When I was buying, there was a possibility of a private sale, so I checked with a couple of the brokers and they would handle it (contract, submitting for ROFR and closing) for about $350-500. This did not include any exchange on $ from buyer to seller.

Thanks, do you know which brokers/resale agents you used.

It sounds like with all the legal submissions to the town and state, you really need to at least have someone handling hte paperwork.

These agents are probably cheaper than a solo lawyer sounds like.

The Timeshare Store is an excellent broker. I have bought and sold both DVC and MVCI with their assistance.

If you only need a closing service to handle escrow and the like, then I recommend Timeshare Closing Services.

I have used TSS to both buy and sell a contract and they were great.
