Broker says DVC won’t supply an Estoppel

Talking to a broker about a resale and he said that DVC won’t supply an estoppel for this contract.

Does anyone know why this would be?
 
Doesn't the estoppel declare relevant dues, past and present? It sounds like maybe there's some past dues or perhaps something else (past damage?) that needs to be cleared before it can be transferred. I once tried to buy a contract from a bankruptcy court (through a resale agent) where there were some similar issues. And yes, that sale fell apart as well.

I wasn’t 100% sure but google says that’s what the estoppel verifies. He didn’t give me a reason as why yet.

Yes, that’s what an estoppel verifies. But, the question I have, even in that most innocent case, is “why, Mr Broker, are you continuing to market this, then?”

I’m more cynical than to believe it’s that innocent. I’ve just seen first hand too many brokers mess up a sale and rely on the veil of Disney’s ROFR process to avoid taking responsibility.

There could be an issue with overdue dues and foreclosure may have already been started.

I had this happen to me before and the deal fell apart…. after the seller ghosted us because they were embarrassed….

I hope I’m wrong about this in your case.

We had only started talks so we didn’t get very far into the process. At least the broker told me early on, sounds like a hassle I don’t want so we will let it go. Especially since it’s Aul and there could be extra tax consequences
 
Well I haven't heard anything back from the broker. Kind of weird why it's even listed. Also, its with a broker thats not really used here on the DIS, another con.

Sorry to hear it!

On the bright side, if the first sale that the broker had already lined up for this contract falls through, I bet you'll get a call saying that they put in a bunch of calls and found a backdoor way to get an estoppel! lol I'm so cynical about brokers in every industry, not just DVC.

But really, so sorry that this happened to you. You don't deserve this.

I will update if that happens. But I for sure won't be buying since there is major red flags
