Breaking up initial direct contract

I know an initial direct contract now has to be 150 points at 1 resort (vs. 75 at one resort and 75 at another, for example). But, I had thought you could still break your initial purchase into multiple contracts at 1 resort (two 75 point contracts at Animal Kingdom, for example). My guide is saying she can’t do this. Just wondering if anyone has recent experiences with this, where you’ve been able to break up the initial contract? If that’s the rule that’s fine, I just thought I had heard differently and want to be sure.
 
I was looking at 300 points direct and the guide told me the same. I need 150 first then can break up the remaining points in minimum 50 increments. Of course, this would create higher closing costs in total.

Forgot to mention that I was looking at 300 at the same resort.
 
I believe this is the case now. A way to bypass it is the way I did it, though not intentionally. I bought a resale first, then bought my 2 direct small points contracts at different resorts to get the blue card.
 

Yup, can confirm just talked to a guide about our interest in buying 200 direct at one resort and they said they could only do 150/50 (we wanted to do 100/100).
 
Got it, thanks all. Just making sure I wasn’t missing something. Sounds like it was a fairly recent change.
 
This is true that one must have the first contract be the minimum amount and anything you are buying over that can be in smaller increments.

If I buy a resale first, then can I add on 75 points direct at 2 different resorts to add up for the 150 points blue card? Whereas a first time DVC buyer needs to buy 150 direct at one resort for the blue card? Just want to make sure I’m thinking about this correctly.

I read that existing members get better pricing when adding on direct… better pricing than what a new member would get. Is that also correct?

Yes, there is usually extra incentives for owners, It May not be a lot for the sold out resorts, but for those in active sales it can be a nice amount.

And the discounts are based on quantity. Buy more points, get a bigger discount. If you’re buying smaller add-on contracts, the discount will be on the low end.
 
Just a data point: We are current owners (PVB Feb UY) and we were looking at to buy direct at a different UY. Since this is a "new membership", we were told that the minimum of 150 in the master contract for our new UY still applies. So, if you are thinking of buying resale first to bypass this requirement, make sure it's the same UY as you would want when buying direct.
 
This must be something new. I bought last summer and my guide split it into three 50 point contracts. You do have to pay more in closing cost for each but it is worth it if you ever needed to sell.

There has been a change to require that all new members buying direct buy a minimum 150 pt contract as their first contracts.

Your first contract has to meet the minimum points requirements of 150 then smaller contracts after as add ons this isn’t new

it is new. When I bought in direct (2009?), you had to buy a minimum amount of points but you could split it into two different contracts. I had the 160 points done as 100 at one home resort and 60 at a different home resort.

Understood but even back then one of the contracts had to b the size of the minimum requirement which was lower at that time.

Depends on what you mean by minimum requirement... A friend of mine bought BLT and it was 160 minimum to buy in at the time (maybe 2008?). No minimum for Blue Card yet. He had it split 80-80 and it was okay.

I bought Copper Creek in 2017 when the minimum purchase was 75. I bought two 50 point contracts. Those were my first DVC contracts. I do remember my guide needing to get approval to do so.
