Booking DVC cash room through Member Services?

I have never booked a DVC room with cash through member services. It is my understanding that you can, and I have some questions.

I want to book a Fort Wilderness Cabin for 2026.

When would these reservations open? At 11 months? At 7 months? Or when general bookings open for all Disney World Resorts for 2026?

Is there a standard discount for booking through member services?

What is the cancelation policy?
 
A member going through member services to reserve a DVC room for cash gets a 25% discount off the regularly stated rack rate offered by Disney central reservations. If Disney itself is offering its own discount off its regular price, you do not get that 25% discount off that reduced price.

Though MS is limited to doing any such cash reservation no more than 11-months out from date of arrival, there is otherwise no rule or common practice for when it actually starts renting rooms and often nothing may be open until you are beyond the 7-month window and maybe not at all for the type of room you desire. The cancellation policy is, I believe, the one applied by Disney central reservations.

Disney owns like 90% of al the Cabins, so they can rent that inventory outside of the DVC windows. Get your discounts, check current promos vs using the 25% discount.
 
The 2026 dates for cash stays via Disney have not yet come out…but hoping we see them in the next month!
 
I call one time looking for DVC cash stay and there was nothing available. And I was looking for SSR in February? The impression I got was there are limited number of cash rooms available and not at all resorts.

Does anyone no better?

I was hoping there would be good cash availability for the cabins because so few have been declared?

The ones that Disney owns are booked directly with Disney…I don’t believe those are the ones MS has to offer owners for cash.

I could be wrong, but I think those are rooms that come from DVC owners points or breakage options

Your best bet is to keep an eye for when cash stays open and waiting for discounts that way.
 
As an update, since 2026 bookings opened this morning I checked the Cabins for my dates in February 2026. It was $4,500 for the week I wanted. Decided to call MS to see if I could get the DVC discount. I was pleasantly surprised that it was available for the dates I wanted! Got the 25% discount. One night deposit now, remaining due at check in. Cancelation 8 days prior to check in.

This is a back up reservation. I'm hoping to either book on points at 7 months or get a better discount through Disney directly as others have suggested. But I'm happy to have a guaranteed Cabin!
