Disney was forced by court order to grant right-of-way. This is true if you own a piece of property and the only way that you can get to it is through a neighbors property. They are required by law to grant you right-of-way. Fairfield had to take Disney to court to enforce it. There are 1, 2, and 3 bedroom units and there are also 4 bedroom Presidential suites. They do not have any units that you can combine or 'lockoffs' as they are called. It's true that you must first drive into WDW in order to reach Bonnet Creek, but it's still not "within the gates".
As you drive into the Bonnet Creek complex there could just as easily be a sign that said "Thanks for visiting the Walt Disney World Resort. Please come again."
It's not on Disney property, no matter how the slick Fairfield salesfolk try to spin it.
With that said, there's no denying that Bonnet Creek is a fine resort, with an exceptional location.

The first pool, by the main building, has been finished since the resort opened last year. That's the one with the lazy river and kids water play area.
