Bonkers listing price

30 pointer SSR on the market.
No 2018 points.
$155 a point, $4 a point more than buying direct, no current years' points (unlike buying direct where a proportion of dues would be paid), much higher closing costs than buying direct. Much more expensive than buying direct.
This seems absolutely crazy?
 
It does sound crazy. I would presume that either the broker isn't knowledgeable about DVC OR they are using it as a bait and switch to aid in their other sales. The seller is likely just floating it up, I doubt they expect to sell it at that price. Maybe they're just floating it to see or they'll take a significantly lower price if offered. Side by side it'd be higher by the difference in closing and the dues for the months in 2019 that are in the 18 UY. Not a large difference but some and it doesn't make sense for SSR that one could get retail and have those points qualified. I've felt for a long time the days of small packages selling at a premium were likely numbered and I believe the new requirements will at least bring them back to the main stream pricing.

Some people buy DVC without knowing what they are buying or what it should cost, doesn't matter if it's direct or via resale.

Is the minimum add on at SSR 75pts? Still cheaper to buy a 50pt contract resale at that price but I guess could be the "strategy" trickery there
 
Since there is a minimum number of points to buy in if you buy direct from Disney (50 or 75, depending upon resort), but not if you buy resale, I'd say the seller is looking for a person who can only afford a 30 point initial buy in.

Yeah I was saying that but at $100 a point you can buy a 50pt resale for only $350 more (4650 vs 5000)
 


as Dean said, I think some of these listings are just trying to see what the market will accept. if it sells you can bet the other brokers will raise their asking prices in turn for like contracts.
 
There was also a BWV listing that went out today with extra 2018 points listed at $106pp. I immediately thought, “This can’t be right”. And...it wasn’t. It was a typo. The points were actually for SSR. Whoops! As someone who makes quite a few typos, I empathize.

It does mine too but for those that have refused to accept lower priced listings to prop up their sales, their reputation and ethics iare already tarnished in my eyes.
 
All the prices on that site seem to be crazy high. I'm will to bet that most of them don't get taken in ROFR.
 
Both resales should be just as expensive closing cost especially for tiny contracts

Thanks for catching that. You are right, I had read the mention of buying direct and I was thinking the choice was direct v. resale which can be a big difference in closing costs.

Aha! I was wondering about that one. This makes me feel a little better, like I didn't miss the BWV Deal of the Year. (Can't even call it Deal of the Decade since BWV was selling for less than that in early 2017... #DVCRegrets)
