what is everyone thoughts on Boardwalk? I've never stayed there but a tempting contract just popped up.
 
I love it. You can't beat the location. It was our first contract. The standard rooms are, bar none, the best deal of the dvc properties... You usually need to own there to get a std room.
 
If you are scared of clowns, it is not a good resort.

Excellent location with an easy walk to both HS and Epcot plus S&D. Fun theme. L-o-n-g hallways. No restaurants inside the resort building...but a lot right outside its doors and you're so close to the World Showcase. Parking is a hassle and quite a hike. No dedicated 2-bedroom units...which can be a good or a bad thing. Low per-night point requirements. Contracts expire in 2042.

I bought there because we liked the proximity to Epcot and HS, especially during F&W. It's getting harder and harder to book during F&W and early December (our 2 favorite times of the year) but having home resort advantage gives us a slight edge. Plus we enjoy the seashore theme of the entire area. Clowns don't creep me out, so it's all good.
 
Love BWV. Like others have mentioned it's nearly impossible to book standard villas at busy times unless you own there and book at 11 months. A fantastic value. Hallways are very long, I find myself humming "Hotel California" while walking them. We drive so the parking lot is a PITA and using bell services is recommended.

Still with some negatives it is perfectly situated between Epcot and DHS, has a great vibe during the evenings and awesome dining options including Yacht & Beach Club and the Swan and Dolphin restaurants. Staying there in September and we can't wait!!
 
Love Boardwalk. It's my favorite resort, and my first choice. I own at SSR and AKV, but have stayed at Boardwalk as often as it's available.
 
We adore Boardwalk and the vibe there, it is very relaxing. I miss having palm trees at the resort as it somehow detracts from the vacation fee, but if that's my biggest complaint about the resort, I feel it's doing pretty well ;)!

The location is absolutely amazing and the CMs are super nice. The studio renovations are lovely. We are also not clown phobic so the slide is just fun for us. The end date is a consideration, but 25 years is a long time. I echo the oft-given sage advice to buy where you want to stay :).

IMO you should stay at all resorts prior to buying. Thinking that you may like a resort based on other peoples opinions can be a mistake. Nothing worse than buying a resort and later realizing that you don't like the place.

This is good advice especially since you read so many posts now, on how there is limited availability at the 7 month window. This makes your home resort so much more important to get a room at the 11th month. If at all possible, before investing your hard earn $, if you can do a weekend trip to take the DVC tour at maybe your top 3 picks to get a better idea.

I love wilderness lodge, the wife loves the grand Floridian, we both love a good deal.

So true and great advice! Take Poly for example. Lots rave about the resort, but when we stayed there, we found out it wasn't our cup of tea. It was ok, but not a resort we want to own at.

Once you know for sure which DVC resorts are your favorite buy them all, smaller contracts, rotating your stays from one vacation and a different stay the next or you can do split stays for longer stays.

For VWL, buy now or wait for the new resort?

We bought Boardwalk last year, our first contract and had actually never stayed there but were quite familiar with the resort and area. It is a wonderful resort for us, empty nesters, 2042 expiration is not an issue, adore the location. It's so true that each resort appeals to a different segment of guests for a myriad of different reasons. For us, Boardwalk is perfect.

We would never pay the 160 plus they are going to ask for the new resort.
