I really want to stay at the Beach Club Villas as this is our favorite, but they don't have my first night of the second half of my trip after a Disney Cruise. We love the Epcot resort area in general though and are contemplating the Boardwalk Villas which we have never stayed in before. They have a preferred view studio available.

Has anyone stayed there recently? If so, what do you think of the Boardwalk villas and what type of requests should be made? There will be 2 adults, a near 3 year old girl and a 1 year old boy. We also will have a tandem double stroller. Will we be able to wheel it in and out without folding it every night? Any info and opinions anyone has will be great!

Boardwalk is our home resort and we love it. If you take a look at the rooms, they are basically the same as the Beach Club Villa. The only thing you may not like is the walk from the elevators. But the view will be great. I am afraid you probably will have to fold up the stroller, unless you did not at Beachclub.
We normally rent a 2 bedroom, but if you have anymore questions I would be happy to answer them if I can.

Enjoy your stay.

You didn't say if it was Preferred - Boardwalk View or Preferred-Water/Garden View. Since they didn't say Boardwak View, my guess is that they have the Preferred-Water/Garden View available that they are offering you. In that case, you will be looking at either the Swan/Dolphin/Canal, or the main pool, or the quiet pool. The main pool views are closest to the elevators if that's important to you.

I'm assuming the 1 year old boy will be in a Pack n Play crib? Between the two beds, the Pack n Play and a double stroller you will be quite crowded in a studio. Your best bet would be for the DD3 to sleep on the sleeper/sofa without pulling it out (put the sheets over the cushions). That would leave more room for what you want to do. Personally I'd still fold the stroller to provide a little more breathing room.

We stayed with two young children... I suggest you ask for a "quiet area".... a lot of noise can come off the boardwalk at night. This may bother your kids. We had a quiet area PV... our room faced the canal leading to MGM and the Dolphin. It was perfect. No noise and the view was nice. It was a bit far from every thing but we didn't mind knowing our kids would get a good night sleep. ;)

Definitely ask for a quiet area (or bite the bullet and go with another DVC resort).

We stayed at the BWV with a two year old in a (one bedroom) villa overlooking the boardwalk and it was miserable. We couldn't get that poor baby to sleep for the life of us. We were all exhausted by the end of the trip.

Too noisy and waaaaaaaaaay to far to walk with a two year old. We had a single stroller and had to fold it up to get through some areas (it is however, a larger one).
