BLT help needed....

Hi all.... We would like to buy into BLT. We already have 200 Beach Club points (blue card) and love the idea of also having a monorail resort. However - we have been ROFR'd 3 times trying to buy 200 resale points at BLT. Long story short... our biggest reason for buying BLT is to be able to schedule a 2 bedroom at BLT for 2-3 nights every other year to host a larger group. We keep getting ROFR'd - so we are now thinking about buying 200 points at another resort (i.e. AKL) .... QUESTION: how hard is it to get a 2 bedroom at BLT at the 7 month mark? Or should we hold out for BLT resale to accomplish our goal? I'm sure I am missing valuable info so any advice is appreciated. Thanks all!

Getting ROFRd that much has to be discouraging. Maybe a strategy change would help. Are you bidding on contracts close to high end price per point? Not negotiating the price much? And, going after a less-desirable one such as a stripped contract may give you that foot in the ROFR doorway that you need. That's presuming, of course, that your priority becomes getting BLT but not necessarily at optimal savings.

Trying to beat the hungry ROFR Pup can be endlessly frustrating, though. Considering BLT's highly desirable location, you might be in for a series of ROFRs before succeeding. Really isn't any rationale for dodging the ROFR Pup oftentimes when Disney seems on a spree for a particular resort.

Generally, the multi-brs are easier to get at 7 months than studios as you likely know. However, much depends on time of year you're seeking. October-January will likely be the most difficult outside of spring break and other major holidays. In 2023, a points shift making the first two weeks of May cheaper than the first two weeks of December could render early May somewhat harder to get at 7 months.
 
As pp stated a lot will depend on the time of year you plan on taking a trip. So far our family has had success at 7 months booking a dedicated 2br LV at BLT (usually looking at late April early May). With that said, if BLT is where you want to stay, I would keep trying the resale market for a BLT contract. Do you follow the ROFR thread? ROFR Thread July to Sept 2022
If not, you should check it out. It's a valuable tool for buyers.
 
You could do like I did and buy several small contracts (less likely to get rofr'd) to add up to the points you want. As long as they are in the same use year, they act like one big contract.
 

If you know for sure you want BLT, then I would go with that, Right now, it may not be that difficult but who knows how things could change,

When I bought my first BWV contract years ago, we did not have a problem getting SV studios for Columbus Day or Memorial Day weekend at 11 months.

Fast forward, 5 years in and it didn’t work without walking or jumping through hoops.

I am sorry it’s been so difficult, but nothing worse, IMO, going a different route and then realizing you end up not being able to use it the way you want.
 
I'd say to stay on the path to getting BLT resale points if you want to get a 2 bedroom there. The studios attached to the two bedroom lock offs go quickly as the 7 month window approaches, leaving 1 bedrooms galore. There aren't a lot of 2 bedroom dedicated, so you're rolling the dice as to whether any two bedroom units will be available at the 7 month mark.
 
As others have stated, time of year and room category are two big factors with BLT.

Standard view are typically the first to book up and almost always are booked before 7 month mark.
Magic Kingdom view typically books next. I believe this also tends to be booked up before 7 month mark (at least most of the year).
We often find Lake View available at 7 months. However, we rarely go during late October - early January, spring break, or July 4th).

Next few years, BLT may be easier.
Today, still selling RIV (based on DVCNews, only 44.5% sold), recent VGF2 sales (sales slowing), coming soon DL Hotel DVC, Poly2 in 2024.
DVC only made a significant expansion like this one other time. AKV Kidani, THV, BLT, and VGC all opened in 2009. Back then, the excess expansion cost the head of DVC his job.

To echo others, I'd stick with trying to get a BLT contract through ROFR. If you want BLT, I'd personally rather overbid a little to beat ROFR than buy AKL (or any resort you didn't want). Over the life of the contract, there may come a time when you want (or even need) access to standard rooms to stretch your points. Even in slower months, it can be a challenge to string together 3 nights in a standard 2BR. If you haven't already, you should check the Jan/Feb 2023 calendars for reference. For the sums of money we're discussing, you should really get 11 month access to the full BLT building.
