OK, so I know they say the Grand Villas sleep 12 - however, it looks like BLT would actually sleep 14.

1 king-size bed, 4 queen-size beds, 1 queen-size sleeper sofa & 1 full-size sleeper sofa

Do they just limit it to 12?
With 1 king, that's 2
4 Queens - that 8
1 Queen Sleeper - that's 2
1 Full size sleeper - that's 2

That's 14 - or 13 depending on the Full sleeper sofa.

Not looking to pack 14 people in, or even 12 for that matter - just curious about the occupancy limits!

There are two sleeper sofas. A Full in the loft, and a Queen in the living room.
That's the info that I pulled from DVCmember.com

The occupancy is 12 (plus an infant). They do have more sleeping spaces to allow for flexibility in options. Rather nice so you don't have to have 2 people in EVERY bed if you are at full occupancy. AKV Kidani is the same.

In one of the yearly DVC membership point books it explained it that way. I'm not certain if it does in the most recent one.

edit - actually the member website has this description:

1 queen-size sofa bed upstairs in the sitting area. This does not add to occupancy, it is simply to offer more flexible bedding options

We were just in the Grand Villa @ VGC for 12 guests (as their head count goes):

Master bed - 2
downstairs fold out couch - 1
first guest room - 4
second guest room - 4
upstairs loft fold out sofa - 1

Here's how OUR head count went for 3 nights:

Master bed - 2 (husband & I )
downstairs fold out couch - 2 (friend & her husband)
downstairs (extra space for my raised queen size air mattress) - 1 (friend's son)
first guest room - 2 (1 bed not used) (my in-laws)
second guest room - 4 (sister-in-law & her family)
upstairs loft fold out sofa - 1 (my son)

Everyone has the use of their own bathroom (my son shared ours)
I'm sure there was plenty of spaces for single size air mattress or sleeping bags but that would be cheating the system and I would NEVER do this. Our beloved vacation time with DVC is most important to us. We shall have lots of scheduled time to share the magic with more of friends/family down the road!!

PS. This was our 1st time to share the magic of DVC with my Disney fanatic friends who loved it so much they might consider becoming DVC members themselves! They are AP holders like us and now have the same longing to be "welcomed home" seeing the World Of Color 6 times from their balcony was the best!
She said she went to DL the next day after we checked out & while riding the tram she looked up at the hotel and kept wishing we were still there waiting for them to come and join us!! LOL I said "now you know how we feel when we are just going to DL of a day visit!" It's just not the same because we've been spoiled!! LOL

when the DVC guide was showing us one GV he say it sleep 14 - it does NOT have a MK view.

And we all know the "guides" are so very knowledgeable. I had one tell me that the sleeper sofas in the studios were queen sized. All GV only sleep 12 per the member information. The extra sleeping spaces are just to make it more convenient for the guests.

Judging by how many we fit in one hotel room on a trip to the Final Four during college, I would guess you can get 30-35 in a Grand Villa.
