BLT dues/taxes/maintenance fees

Are they expected to stay so relatively low, or will they "come back to earth" after the resort opens?

Just curious...
 
They will rise as others do as time progresses. However, there is a good chance that they will stay lower than the other resorts. The reason:

At BLT the required number of points per night for Lake View (69% of the resort) is about 10% to 15% more on average than the highest point costs at other resorts such as BWV, BCV, VWL, and AKV and for MK view (20% of the resort) it is 30% or more higher. What that means is that they have allocated a much higher number of points per unit to BLT to be sold than was done at other resorts. You have far more points per unit contributing to dues than at the other resorts. Thus, even if its overall costs of operation break down to the same amount (or even higher) per unit as other resorts, the amount allocated per point is going to be lower. Thus, dues per point should remain lower than other resorts.

My guide told me that BLT was constructed such that it is more energy efficient and that alone should contribute to keeping dues lower long term.

Sales tactic? I have no idea.

We also heard this.
 
I was told by my Guide that dues will be the lowest at BLT due to the resort taking up far less land, more units since the building goes straight up to dispurse the dues amoungst, and less general upkeep. (example given: no big animals to feed on a daily basis.)

That is what my Guide told me. I think it makes sense but I guess it could be a sales tactic.
 
I have also heard..
1. Less elevators to maintain and certify (yearly, I believe)
2. No restaurants to maintain. (Contemporary)
3. No Check-in or Lobby staff (Contemporary)

Speaking of CR, how does it work with DVC resorts attached to the cash resorts? Does DVC pay the cash resort for things like transportation, front desk and concierge services, and other amenities?

Yes, a portion of dues goes to the resort to maintain these items.

That's all part of what is covered by your annual dues.

That's what I figured, so that being said, I wonder if DVC will have to pay a fee for monorail maintenance and how that would affect MFs.

There is a transportation line in the dues to cover member's use of the monorail, boats, busses. Just like part of the room rate on a cash stay goes to transportation. The monorail itself is not owned by the timeshare so I don't think actual maintenance would come out.
 
For hotel/DVC combined resorts, most costs are shared between the two, such as transportation, front desk, overall maintenance of common areas, pool costs, valet services. As to restaurants, they are also shared such as room service costs but those are basically self sustaining profit making entities covering much of their own costs for anything relating to the space. Nevertheless, there are some costs not shared and the concierge service/lounge at Contemporary would be one of those because DVC members will not have access to it. "Monorail maintenance" is included in the transportation cost. The resort does not actually get charged directly for monorail maintennance but the cost of such is built into the monorail usage portion of the transportation charge (which applies to monorail, boats, and busses at BLT/Contemporary).

Exactly right. The same can be said for VGC. At first I was miffed as to why fees were so low.... then I saw the point charts.

I doubt #2 and #3 are true.
Restaurants are supposed to support themselves, plus make a profit. The maintenance on the restaurant is paid by the restaurant, not Member fees.
There will be a line item in the budget for front desk staff. It's probably not a huge difference if it's separate from the CR.

I'm not sure about cost, but what do you mean that DVC members won't have access to the concierge? Wouldn't members staying at BLT have to have access to CR's concierge since BLT will not have a concierge of its own?

I know at BCV members have access to BV's concierge.

I know at BCV members have access to BV's concierge.

I think they mean the concierge lounge where they have food & drinks. The only DVC resort with concierge lounge access is AKV.
