It would be my ultimate dream to live there. Would never happen though. I've said that if I won a big $350 million jack pot I'd buy there, but with those fees, and throw in taxes I probably would still drown.

I honestly don't see the draw. If I were to spend that much money on a home, I wouldn't buy it in the middle of Disney tourist craziness. I also wouldn't want a hotel in my neighborhood, regardless of gates. I love Disney, but I wouldn't choose to spend my money on a home in Golden Oak.

I've actually driven past the site, and I think its placement is perfect for a housing community. It's not along a major road to any of the parks--it's placed down the street from the campground and is more easily accessed through the "non-guest" areas of Disney World. The most direct route there from I-4 doesn't go past any park entrances and I think only 1 resort entrance, so tourists are easily avoided except during special events like the marathons. And seriously, living on Disney property will always have more upsides than downsides.

If I had the money, it's the first (and maybe only) place I'd buy a house.

I guess it depends on who you are. I live in Orlando, I know the city, I'm at Disney all the time, and I know there are a lot of nicer places to invest your money. I've driven by the site as well, and my friend and I actually played golf out there a few weeks ago at the course next to the site so we could see some of the houses. They are nothing special, and very close together.

Once the Four Seasons opens, it's going to be a lot busier on that road than it is now and you'll have tourists essentially coming right through your neighborhood.

Like someone said before, Windermere is a great choice, close the Disney property, but not touristy.

But it's still in Orlando? Theme parks are nice and all but seriously...

Don't forget Celebration. It's a world unto itself, just down the road from Disney and a bargain right now and more convenient than Windermere, et al.

I think the buyer has put in provisions to prevent this. I'll try to dig up the first article I read.

As to why? Different strokes for different folks. I would love to own a penthouse condo in Manhattan. My dh thinks it's ridiculous to drop millions of dollars on a glorified apartment but after living in a single home in "surburbia" America, I'd move in a heart beat. I hate the suburbs.

Article also said that there would be a four seasons in the development and I know that the four seasons will blow any hotel disney has out of the water.
I just think there are some high rollers out there. evidently sales are pretty good

I think that you misunderstood Steve's post. When he opined that people are buying these as vacation homes, I don't think that he was referring to rental property. I think that he meant that people were buying these as second homes. The Golden Oaks website suggests that this is true as one of the services available to homeowners is 'Pre-arrival and post-departure home maintenance services'.

When Celebration was created, Disney have deincorporated it from both Bay Lake and Reedy Creek Improvement District, so the home owners wouldn't have voting on the municipality (city of Bay Lake) and the district (RCID). This way Disney company would't lose the control of the government.

On Golden Oak website FAQ, it is stated that the governance of the community would be under Orange County jurisdiction. (Just like it happens now with Celebration). So the conclusion I make: Will they also deincorporate Golden Oak from Bay Lake and RCID as well, right? Then the city and the district will have a hole right in the middle of the "world"? (The map will be weird!, hehe)

Besides that, it really looks strange to me, since, just like Celebration, Disney would lose control on the area where Golden Oak will be located...

Any thoughts about that?
