Best way to buy a re-sale

DS and his fiance are interested in buying into DVC, but find the $91-$95 per point {or whatever it currently is} rather steep. What is the absolute BEST way to buy a re-sale. I really don't want the kids to get ripped off.

i researched for many months and in the end i was comfortable w/ Timeshare Store.

lots of contracts... allows you to get a feel for the market (then u make your best guess). I also thought the reps were professional and helpful.

I'm from the UK and we've hit problems with resale that has made me wish that we bought direct from Disney - though I do think our situation was pretty unique.

First things first though Mitros....you won't be able to save much money on the price no matter how you buy resale because Dinsey ALWAYS have right of first refusal and they WILL buy contracts that are priced too cheaply.

Our problem with resale was that our contract was bought from another UK owner. We went with A Timeshare and everything went through fairly smoothly even though it took around 2 months to complete from start to finish. We've recieved our title deeds and details of DVC membership, but the whole thing still hasn't concluded and we are now 5 months on from the purchase date.

Our situation now is that the IRS are chasing us and there is even a possibility we could be liable to pay more for our property because the tax exemption forms haven't been completed to the IRS's satisfaction despite us completing them exactly as the solicitors advised us to.

I've no doubts it will all be resolved eventually but each extra piece of signed paper is costing us more and more money and we could have eliminated a lot of the stress and costs had we just paid the few extra dollars per point and bought from Disney.

Stuart your deal is indeed unique. From what I can pick up on from your post, the problem you encountered had to do with your closing agent not deducting the 10% from the U.K. sellers proceeds to go for the Federal U.S. taxes.

We avoid this situation by letting the U.K.seller know when he lists his property that these are his taxes to pay. If he has a problem with it, we do not list the property. Therefore a very unpleasant situation is avoided, like the one you are experiencing.

A closing agent that tries to cut corners is not doing anyone a favor!

So far as I understood it was that because both we, the buyer, and the seller, were from the UK there was some kind of exemption so long as those W-7 forms were completed correctly. The problem is that everything, from the boxes we were told to tick and the notorised copies of documents appears to be wrong. #

Like I said I've little doubt that it will all eventually be resolved without us having to give the realtor more money, but its extremely frustrating when you pay costs in the deal and you get people who don't advise you correctly and who don't take accountability for the costs their mistakes are causing.

Without hesitation I can 100% recommend The Timeshare Store, this Board's Sponsor!

I lurked for many months before even considering the DVC. Then I read everything on resale vs. direct, and I have bought well over 2,500 points from Jason at TTS.

I have also been fortunate enough to develope a friendship with both Jason and Tom (The TTS Owner), and they are both standup men.

In fact, when it appeared that the TTS had made an error, Tom offerred to correct it with his own DVC points, publically here on the DIS. That is the calibre of these men and TTS.

I don't look anywhere else, personally, and can't recommend them any higher than this!

purchased our DVC points through The Timeshare Store. It took a couple of months from beginning to end (placing bid, closing and receiving the deed). They were very knowledgeable and the entire process went very smoothly. Visit their website for a complete list of DVC resales (prices are noted). You can choose the one that is in your price range.

One thing to note is that if your bid is too low it will not pass Disney's ROFR.

Count me as another satisfied TTS customer who highly recommends there company. We just closed last week and the whole process was as smooth if not smoother than our original purchase directly from disney. the only reason we didn't go resale originally was that SSR was new and no resales were on the market. decide on a resort and go straight for TTS website

I have also used the TTS to buy four resales in the past year. Christie did a great job for us. The one recommendation I would do is to start the process very early. The time to buy is when you have a lot of time to wait. If you monitor the resale listings you will find some great deals but you will have to move fast to beat out Tony (I just had to add that)

I'm another happy Timeshare Store customer . I live in Canada, and was able to purchase re-sale through TTS without any problems. Everything was handled very efficiently via email, fax, and mail.

We sold once through The Timeshare Store. They were great. We bought DVC again direct from DVD during the friends & family promo; if that hadn't been such a killer deal, we would have purchased a resale from TTS.

They're looking for the "perfect" resale contract for us right now. If it ever comes up, we'll definitely buy!

Bottom line: TTS is GREAT!

I can also wholeheartedly recommend The Timeshare Store. We purchased one of our resales thru them and they did a great job. That being said.............

For the best purchase you do need to shop around all of the sites and find the best contract for you. Yes, the Timeshare Store's impeccible service may smooth the process a little more than some of the other brokers, but if someone has listed the perfect contract for you (right number of points, best use year, banked points, great price, etc.) with someone else you have to at least consider making an offer.

We used Lee Reid for our other resale purchase. His service wasn't as good as the Timeshare Store, but the process took about the same amount of time and we have been satisfied with both purchases.

So, looking around and doing your homework is the best way to buy a resale. Looks like you have got the homework part going, now they just have to find the perfect cpontract for them. Good luck.
