Best resort community near WDW/Universal for large family groups

Hi! We will be traveling with an extended family group of approximately 25 people this summer. Looking for a nice resort community where we could rent several large houses. Safe area, nice properties, proximity to the parks, pools/amenities for kids and adults, and quiet are top priorities. Would love to hear your go to resort communities! Thanks!

Near "WDW/Universal" is likely to be a bit more complex than just WDW.

Orange County has very strict rules about houses and short term rentals. It is why most the communities that rent houses are south of WDW.

Hopefully someone that has tried to do both parks can point you to a community that works.

Thanks for the feedback. While some members of our group will be going to WDM and others Universal, and it would be ideal to be within a fairly close distance to both, we are open to the properties closer to one than the other.
 
We just came back from our first stay at Windsor Hills and really enjoyed renting a house with a pool for the first time. We have stayed onsite many times and also many condo developments near both parks but wanted to try something different and now I can understand why so many people love to have a house as home base. We stayed in a 4 bedroom/4 bath home that we were in love with and used the pool and hot tub at the house multiple times every single day. I was assuming we would also be using the resort pool and amenities but we never did. I know there are many pool home communities in the Kissimmee area and hope others can give you their input on which ones are best but we did enjoy our stay. There were 6 bedroom homes in there as well but we actually loved the fact that we were all on one level with the 4 bedroom layout.
 

We have stayed at Windsor Hills in Kissimmee a few times and really like it. It's a pretty easy drive to Disney and it is farther to Universal, but we didn't think it was bad. We have rented different size houses and townhouses there. It is nice having space, extra bathrooms and your own pool and there are quite a lot of amenities at the resort, too.
