I would say probaby half the rooms at BC have regular balconies or patios, and about half have the one person standing up balcony. I usually request first floor at BC just for this reason, as the first floor rooms always have at least a small patio area.
The best views, of course, are the views looking out across the lake to the Boardwalk. These would be considered water view rooms. Water view rooms can also look at a pool, so if you book a water view room and want a view of the lake, request it.
I usually book standard view and ask to be close to Epcot (for convenience - Epcot is my favorite park). I've mostly had views of the woodsy area between BC and Epcot (you can see some of the higher fireworks from these rooms) and a couple times I had sort of a garden view (looking at the lawn between BC and BCV). One time I received an upgrade to one of the great water view rooms, which was nice - but I wouldn't pay extra for.
