AVAILABILITY AT PVB IN DECEMBER

There is still alot of availability left in the Poly rooms, esp. standard. for several months, not just December. While I don't want a poly room, I hope this opens some waitlist opportunities as folks move.
 
I'm sure that money comes into play, why does Disney spread out the declarations, is it because they don't have to pay dues on the undeclared units?

I can't list with any certainty all the reasons why DVD does multiple declarations for the resorts. But there is one factor I know comes into play: Construction must be essentially complete on all vacation homes included in the declaration and they must be ready for occupancy before they can be declared for a condo association.

So far, there have only be two declarations for PVB, the initial declaration on January 7, 2015, and another declaration on 1/25/2016. When the initial declaration was made in January 2015, work had not yet been completed on the studios in Pago Pago or Tokelau. Thus, the studios in those longhouses were excluded from the initial declaration.

Even when construction is completed on the vacation homes, DVD is not obligated to declare those vacation homes. Tokelau has been in use for several months, but none of the residential Units comprising it have been declared for the PVB condo association.

DVD doesn't pay maintenance fees on undeclared Units, because those Units may never become part of the DVC condo association. Keep in mind that language in the master declarations state that if a resort is being built in phases, DVD is not legally obligated to declare all Units. So far, this has only happened at Vero Beach, where DVD did not build all the Units it had originally planned.

The washer and dryer?

Besides those issues I would book it in an instant - especially since your kids would probably enjoy their privacy, as I'm sure you would.

And the transportation is excellent. Three modes of transportation coming home from MK - monorail, small boat and ferry.

Ease of access to Epcot. Walk to the monorail.

If you have an AP, going to the Boardwalk walking through Epcot - love that.

You could still change your dining reservations from DD, if you do the change - it's early.

As for availability, I had pieced together 11 nights PVB SV - all after seven months, certainly not near the date - before I saw this vast availability come through yesterday.

My missing night was NYE, so I grabbed it. So it is a who knows since it's the hardest day. But there are a lot of standard studios. And you have THV NYE as a back up.

My dd-22 and my dh immediately said no. What the heck!?!

I told them I would get two connecting studios bit they both saod it will be like staying in a regular hotel room. I was there without them in September and I agree so didnt push the subject.

If NYE was available, I may have called MS and went ahead and did it if I could get two studios during my call but thank goodness it wasnt I guess. I guess I didnt look at LV just standard. If LV NYE was available, I would have booked it and made them be happy about it....first world problems I know lol

I do use the washer/dryer (but wouldnt go do laundry if in a studio) and although we dont cook on vacation, we do like the full fridge and get groceries, beverages and alcohol delivered. We eat breakfast in and sometimes lunch and always snacks.

The kids will still have their privacy witht their own bedrooms at THVs and would have shares a room at Poly.

Ill be back the first week of September 2017 and my mom wants to try the Poly so if I can get at seven months, which I did last year, Ill book.

Yes. However, under Florida timeshare law it can either choose to pay the same rate as charged to DVC members for each of its points, or it can guarantee to "make whole" the budget for the entire resort. To my knowledge, DVD has chosen the latter option.

Here is how a "make whole" scenario works. A resort has an annual budget of $10,000,000 and DVC members own half the points and DVD owns the other half. Since the DVC members only own one-half, they only contribute $5,000,000 to the annual budget, so DVD is required to pay the remaining $5,000,000. However, if some members default on their maintenance fees creating a shortfall of, say, $25,000, then DVD has agreed to pay that $25,000 in order to "make whole" the budget for the resort.

Yep, we gave up a 1BR at BLT and a 1BR at BWV for NYE and booked 2 studios at the Poly instead. Those rooms were either snagged immediately or went to someone on a waitlist because I never saw them come up as available on the resort availability tool. While it pained me to give up the BWV room, especially since we plan to spend it at Epcot, I didn't want our party of 6 split up in two different resorts for NYE.

I knew they would veto it! Laughing, loudly. Just didn't want to state it and dash your hopes instantly. All I could hear was their "NO" in my head, to your other suggestions.

Oh well, you're going to have a lovely time. So relaxing during a busy time.

But if they complain about any form of transportation you should be giving them quite the answer! Smiling.

(And look at this way, your children LOVE their parents - I would have been jumping at the chance to have my own suite. Even with brother in tow!)
