Appears to be new THV and BLT declarations showing up on the OCC today.

Just waiting for the documents to be uploaded, but it appears the THV and BLT are both receiving new declarations today.

I may be incorrect on the THV declaration. I'm not very good at reading these drawings (particularly when they are sideways), but it appears to a maintenance building and a pool.
 
Exciting times, at least for number geeks like dizfan and me!!! We should be able to access today's Condo Related filings on the OCC website within the next few minutes. I wonder if DVD is declaring the remaining Units at BLT so that it will be fully declared for the DVC membership? I'm surprised DVD would declare more Units at SSR. It declared half of the 60 THVs in January 2009 and has only sold 22.69% of the points allotted to those Units. It shouldn't need to declare any of the remaining 30 THVs (452,625 points) for the DVC membership at this time.
 

The THV declaration appears to be for a pool and a maintenance building.
Hopefully someone familiar with THV can confirm that is what is new in the diagrams.

The BLT declaration is for units 77-81, and 83.

wdrl is much better at breaking down what types of rooms these consist of.

Even with only 22+% sold, we still could not get into the THV the first week of December 2010 (with an 11 month window)! Our waitlist did not work either. The Lodge (VWL) was great, tho.
 
Historically, have these declarations been done in preparation of new incentives? I'm wondering if they are declaring in anticipation of greatly increased sales. I'm thinking that the concurrent timing of the new re-sale guidelines and the new declarations was no accident. Looking back at past declarations, do you have an opinion on what Disney anticipated would happen?

For BLT, the new declarations seem to show up when they no longer have enough points in specific UY/unit to meet the needs of a contract.

Basically, it appears Disney needed another BLT unit with a June UY.

For example, someone likely wanted 200 points with a June UY. Disney did not have a unit (assigned to a June UY) with 200 points available. Instead of splitting the contract or using ROFR and acquiring the points, Disney declared more units and assigned one of them a June UY.

Then, they use the newly declared unit to fill the needs of the contract.
 
I would think that a pre-declaration of THV inventory may mean DVC is planning on using THV stays as sales incentives for other contracts...

The new Declaration documents are now available on the Orange County Comptroller website. I've updated the BLT data on the BLT thread. See http://www.disboards.com/showpost.php?p=39593625&postcount=211. It appears that today's Declaration means that 92.15% of BLT is now declared for the DVC membership. This means that on any given Use Day, up to 92.15% of BLT can be booked by Members using points.

The new Declaration for SSR does not declare additional villas for the DVC membership. Instead, it appears DVD is using today's Declaration to formally include some common areas in the resort's official layout. A maintenance building at the north end of the TreeHouse Villas and the THV pool are now "officially" part of SSR's common elements. DVD has declared only 30 of the 60 THVs for the DVC membership, and the last Declaration was made in January 2009.

Like dizfan says, its sales that drive declarations. DVD can't sell points unless they have been declared for the Membership and it appears that DVD needs more BLT points in its inventory of declared-but-unsold points. In October, November, and December 2010 DVD sold almost 500,000 BLT points. Before this latest Declaration, DVD had only about 585,000 points in its declared-but-unsold inventory. Thus, to keep up with demand, DVD needed to bring more points into its inventory.

DVD has seen a very steady, if not strong, demand for BLT despite two price hikes and weaker incentives. I believe BLT will be sold out by September or October 2011 and that today's announcement regarding resale points will have very little impact on sales.
 
I am a new member at BLT as of December of 2010 so I am still learning. Therefore this may be a dumb question but with the new declaration at BLT, does that mean more availabilty for members? I have tried 8 different reservation dates to reserve BLT and have had no luck.

In theory, yes, there should be more availability for members to book villas using points. Today's Declaration added 16 more two-bedroom villas to the DVC membership inventory that, on any given Use Day, members have access to.

Does this mean that you should be able to get a villa now that the Member inventory has increased? In the long run (11 months from now), yes. But if you are hoping to get a villa within the next 60 days, perhaps not. DVC inventory that is not booked by Members within 60 days of check-in is available to non-DVC members for regular cash reservations.

Another factor that might work against you is when the new Declaration was actually implemented for booking purposes by DVC Management Company. The Declaration was made by DVD on January 12 and recorded today. But this Declaration might have been planned by DVCMC weeks or months ago and it might have already let members book those 16 "new" villas back in, say, September 2010, as long as their check-in date was January 12, 2011, or later. So these villas might already be committed to DVC members.

I hope you get a villa. BLT is a great resort and we have another trip planned for next October for MNSSHP. Good luck!!!
 
Thanks so much for explaining everything so clearly for me. I have tried to book a studio or 1 bedroom with any view for April, May, June, and July with various dates in each of those months and have had ZERO luck. I am so frustrated. Thanks again!
