Beach Club, Bay Lake Tower, BoardWalk, Saratoga Springs and Polynesian, incentives for members starting at 150 pts level as following:

150-199 incentives are $8 per point credit toward the purchase price.
200-299 incentives are $13 per point credit toward the purchase price
300-499 incentives are $18 per points credit toward the purchase price

Interesting. Maybe this is what they plan on doing with all the points they're buying back.
 
Well, their focus on the Legacy resorts shows how poorly RIV is doing, don’t you think? Plus it’s “found money” in the sense they can buy something for $100-$185 and sell it for $250+. That is a huge profit.

I don't necessarily thinks it means Riviera is doing poorly. Construction was halted at Reflections and (I believe it) is behind schedule at Disneyland Tower. They may be promoting older resorts for "found money" as well as pacing Riviera sales in regards to the next Shiny New Thing.

I think they are simply expanding their options right now to weather the storm as sales are depressed.

I think we have to continue to see how overall sales continue and what percentage RIV is before saying this is move because they are poor.
 
Outside of the major holiday weeks the Poly is incredibly easy to book(especially lake view) at 7 months. Not sure why anyone would pay 250 PER POINT!!! just to say they owned there.

Disneyland Tower is behind schedule, yes, due to Covid.

I agree. It's more reflective of overall decreased interest in DVC (not necessarily RIV), which is not surprising due to less park goers blinded by pixie-dust and an unsteady economy.

The discount of $8 off per point for SSR is interesting. It has made me reevaluate the math on buying 150 SSR direct vs resale. If they bring the Gold AP’s back, it certainly shortens the time it would take to break even on APs for my family, particularly with the price increases I’m seeing in SSR resale, and particularly for loaded contracts on resale. If you time your direct purchase correctly, it always comes loaded. I’m not really tempted by the discounts on the other resorts.

It may be that it’s just for current owners as that’s an advertisement as part of the add on tool for those who are already members.

The $8 discount is for current members, the $5 discount is for new buyers.
 
I’m honestly surprised that Disney has not started having a fire sale on OKW Direct in order to convert as many resale points to direct as possible. It would crash the resale price, they could snap up a bunch of contracts cheap and convert them. It seems like they would want to do it now, when there is still a healthy 36 years left on the contract. But I guess they have other plans. Maybe its not an urgent enough problem for them yet? Or maybe they don’t want to undercut RIV too much? :confused3
 
Thanks for the info. I'm trying to make it work to buy direct for our first purchase but between the loss of benefits, borrowing restrictions, increase minimum buy ins, just cant convince myself to break the credit card out on this. Not sure the resale chase is for us.
