Any one else feel Riviera Resort is missing A LOT of landscaping?

Does being at Poly or VGF and seeing the other break theme? Sort of, but not enough to bother me at all.

Honestly, I'm more bother bothered seeing Bonnet Creek resorts and knowing how cheap those are to rent, comparetively.

People like different things and no matter which resort is your favorite, someone is bound to find it unimpressive. At the end of the day as long as owners are happy with their choices, all is good!

The newest resort always goes through this. I think the resort is beautiful, with great views and some of the best Disney art on the property. Enjoy your home.

My husband and I had the same thoughts. To each is to own.....just not our cup of tea. I do like the food offerings though, will definitely grab a bite to eat there......just will never stay there. Plus in a few years I don't think staying there after the 11month mark will happen. Resale for Riviera is easily going for less than $110/point! Anyone that buys resale there will only be able to stay at Riviera! There will be a major issue with booking there sooner than later. I understand why DVC set up the restrictions, but I think they opened a can of worms that will be a bigger headache/guest dissatisfaction issue than they imagined.

Well yes it sells instantly for that price but the actual prices are more in the 130s for a resale RIV contract right now.

No different than BWV/BCV where people only purchase resale to stay at those resorts as well. Typical turnover is 1% per year turnover of the resort based on some rough math historically. So its going to be a long time before the resale market makes it difficult.

If you are correct and supposedly the resale value will be so bad it means more people won't sell and instead rent their points or sell a different contract to flip for a shiny new resort (yes people do this you had people on this board selling older contracts to buy Riviera even).

I understand why DVC set up the restrictions, but I think they opened a can of worms that will be a bigger headache/guest dissatisfaction issue than they imagined.

Uncommmon today but common place in 20+ years when RIV likely would start feeling the pinch on resale restrictions.

So the price of $110 is not uncommon and DVC brokers are saying they are getting even lower deals. There was a whole discussion on it on a resale Facebook page and it came directly from a broker. They also said Disney isn't buying back Riviera so that is not helping the prices. Just what I heard from the people in the trenches.......

Well I would be interested in who is getting all these deals and who the broker was. Disney basically has never bought back a contract while the resort is actively selling so that is just normal.

Also "in the trenches" but also needing to look out for their long term business viability. Lets be honest here these brokers 100% understand what Disney is doing here with trying to eliminate a resale business. I have dealt with 2 brokers and could smell the car salesman a mile away while other brokers have been amazing to work with like Fidelity and DVC Store.

In the end lets say its going for $95/point that is a $100 delta which is ball park of places like BLT, BRV, BCV, BWV, POLY, VGF if you bought direct and sold on the resale market. That is not accounting for more aggressive discounting on larger RIV contracts as well. Even CCV is $75-$70ish per point not accounting for any discounting.

Most of the discussion I have come across and data that is published is actually shocking that the resale contracts are selling so high at this point still especially when you consider discounting that is out there on direct right now.

They will never tear down CBR or convert it to DVC as they have one of their larger convention centers there. CBR is also the only moderate that has a gym onsite. If anything, I can see them upgrading it to a mini-deluxe resort or upgrade part to deluxe and keep part as moderate. In essence make two resorts there like port orleans riverside and the mansions

I think you are describing CSR, not CBR. CBR does not have a convention center or a gym.

I am sure that Riviera is a very beautiful and stunning resort. And when you think about it Disney did it wrong by placing it where they did. Even though I have no desire to ever stay at Riviera, I feel like this resort got the shaft as well by Disney by not locating it somewhere it could "shine" more brightly. Greed got the best of them. In my personal opinion both resorts, Riviera and CBR, got thrown under the bus with venture. I don't think I will ever stay at CBR again and I will not stay at Riviera ever. Sad what greed can do.

Its strange to ask for a source on something? Call me strange then because I do it with almost everything as I try to deal in facts and data where possible (don't always succeed though).

Looks to be a blocked broker site on this forum if I found the right post. It was a single Riv contract listed at $110/point but they were actually asking more because they wanted best and final offers. They stated they couldn't disclose price until after closing per comments on thread.

I didn't see anything though about some larger easy to get Riviera at $110. I mean there is going to be crazy deals $100 for BLT was even bought on this site but that doesn't make it the market. Seems that getting multiple offers at $110 so quickly would actually mean its underpriced.

Like I said though even at $95 its really no worse than most other resorts at WDW.

CSR is where the convention center is. Not CBR.

I've seen a lot of comments (to include Pete's podcast) complaining about being able to see Caribbean Beach from Riviera. But as someone who stayed at CBR in the past and loves the vibe there, IMO, the view FROM Caribbean Beach is far more ruined BY Riviera being built there than the other way around.

I agree with this too. It sucks for both resorts. Yes, I think that sucks as well. And that is one of the reasons I have decided to most likely not return to CBR.

I just didn't get that wow feeling I get when approaching other Disney resorts.

I kind of felt that way myself, it was nice, but not spectacular.

Not exactly sure what you're expecting in the way of landscaping.

C'mon, I'm not asking for much, I just want it to look like this!

I’ve been to the Riviera and stayed at the Ritz-Carlton in Cannes. It very much reminds me of the area and hotel. When it was in the process of being built I thought it was a huge mistake. Then we toured it and fell in love. Driving up to the resort very much reminds me of Cannes. Everything about it reminded me of the Riviera. I choose to ignore the proximity to Caribbean Beach and focus on the what is in front of me. IMO they nailed it. I love the resort.
