Any news on how Poly sales are faring?

Sorry if it was discussed in a prior post, but I know there could be purchases spread out over three months. We're about at that time, was wondering if sales were brisk or just so-so? I didn't think incentives were that great, but we still bought 100 points so we could book immediately. You know, FOMO and all that:-)
 
I would be interested in their sales data as well. We had zero interest in buying in. For Thanksgiving we were at CCV and saw the Moana 2 preview. We were going to add 75 CCV points to move to a 1bdrm each year. Fast forward to the day before Thanksgiving and we toured the new tower models at SSR. By Friday we were home and adding 90 Poly Tower points. The rooms sell themselves in person so I am sure sales in person have been great.

Using data of deeds recorded on the county website… 73k in October, 89k in November.

I don’t have my December data in front of me, but would guess it’s between 25k-30k for Dec 1-10.

People might be delaying closings now…waiting to see if better incentives come out.

For my family, we are a 1 bedroom only now family. As a result compared to the actively selling resorts, FT Wilderness Cabins and Rivera, the 1 bedrooms at the Tower have 2 bathrooms. That for us is a game changer. We have an 18 yr old DD and her having not only her own space in the living room but her own bathroom will make any stay more relaxed for us. The bathroom in the main bedroom also has a bench in, it which the room we were comparing it to at the time does not. As DH and I have aged that bench has become more and more valuable at the end of a long day of walking. I also think having a dishwasher in the studios helps a lot for those of us who wanted real dishware and not paper, which now does not even have a Disney theme to them. I also find the openness and light and airiness of the rooms to be calming. In the pictures it looks a little dull but in person the colors are both vibrant and soothing.

I haven't looked for the exact sq footage of the rooms but they also feel larger. I will say we were comparing it to adding on at CCV so we could move to a 1 bedroom for our Thanksgiving trips and comparing the two different 1 bedrooms hands down the Poly Tower felt like it offered more space. Of course this perception could have also been somewhat skewed as we were staying an a CCV studio so space seemed much tighter for us.

I also think the location cannot be beat. There are three modes of transportation, boat, bus and monorail versus Ft Wilderness Cabins and Rivera which only have two, boat and bus for Ft Wilderness and skyliner and bus at RIvera. At the end of the day everything is subjective but for this VGF lover who swore I could not be happy at Poly because I would stare at the Grand from the window and wish I was there the rooms really changed that for me. It also doesn't hurt that my DH mentioned what an easy walk it would be back to Grand when I wanted to visit and was missing my home away from home

Are these “good” numbers or “meh” numbers?
 
I was able to see my data, including more of my December data. First deed showed up October 15.

Oct 15-Dec 9, I show 200k.

Real test will be upcoming incentives and sales after the initial hype.

Poly2 has about double what VGF2 needed to sell, they still have RIV and AUL to sell, VDH, CFW, and LL around the bend. With AUL 37yrs, RIV 45yrs and PIT 41yrs left on contract does anything over $180pp still leave plenty of meat on the bone for DVD? Probably. And how much is Disney Parks relying on increased repeat captive attendance from expanding the total DVC points annually?

I don’t know these answers, just guessing they matter. Would not surprise me to see PIT Round 2 better than Round 1, and a few rounds even better than that before summer 2026.

It just seems like they’ve changed tactics with Round 1 for the last 2 additions - VDH and CFW. Cabins opened at $208pp on 150pts, then went to $191pp next. I can’t find VDH but remember it started more expensive and better pricing came next round. This was a pivot from VGF2, RIV and back where DVC started with the best offer first, then raised subsequent rounds. I thought maybe they decided it best to let the die-hards willing to pay higher price fizzle out before moving into more attractive pricing.

With PIT there’s alot of people who just wanted to buy and start making reservations, unconcerned at the chance of saving $10 or $15pp next round. Could the new strategy be take these higher $pp sales first, then entice a larger pool with better pricing Round 2? I’m kind of expecting this. VGF2 was the last time they came out the gate with strong incentives (and free luggage), then raised price next round. Have they pivoted since?

After the Kidani/THV/BLT/VGC issue (4 resorts or additions) opening in 2009, seemed they went to a better model with VGF, PVB, CCV, and then RIV. Each started sales as the previous was nearing sold out. (Excluding Aulani because Hawaii fits a different buyer).
Covid hurt RIV sales. Now they have a weird model similar to 2009. RIV, VDH, CFW, and PIT. Starting on LSL, with sales likely in 2027.

Deeds for December are a bit weird. Roughly 40% have a palm tree date 30+ days prior to the county documented date. Not sure if county/Disney is behind (possibly staff processing paperwork on vacation)? Possibly contracts eating for incentives to be announced tomorrow?

Without knowing why, it looks like a slowdown. But I think there is a reason behind it that purely looking at county deeds doesn’t show.

Hoping they do offer a better discount tomorrow. We fly to Florida on Friday. RIV, PVB longhouse, PIT stay. Gives us a chance to compare the different rooms.

We're heading there Friday too! Longhouse stay only, but excited to tour the tower rooms. I'm interested in the new incentives, but realistically we can't buy any more points atm. 😅
 
Not much better this round for PIT. Very slight.

C’mon DVD, throw in some free points or something!

Through January, doesn’t every UY receive 2024 points? Doesn’t that mean buying before Feb means paying more days of dues?

Dues are based on when you buy…so if you buy say Janauru 15th, you pay 2025 dues for 11 1/2 months…if you buy in late June, you pay 6 months.

The points you get plays no role.
