Annual Dues Historical Increases

As I have been playing around with different data sets, one of them was:

What is the average increase per year since the start of the resort.
Looking at the data, some resorts have gone up every year, while some resorts have gone up and the next year have corrected themselves by coming down.

VB and AHV have 2 data points because they have been subsidized at some point.

Most years when there was a decline in dues from the prior year, it was due to the property taxes being lower than the estimate used for the dues. In those years the overpayment for the prior year was applied to the next year's fee - lowering it in a few situations.

HH had a big jump in dues about 2006 to pay back a loan to DVD for money borrowed to supplement the Capital Reserve when it was insufficient for some repairs that needed to be accelerated. That loan will be paid off by the end of 2012, so (hopefully) HH owners won't see as large an increase as the last few years. I do not anticipate a decrease though.
 
I wonder why VGC is so high. I know there are only a few years of data, but that's a large increase.

The new resorts all seem to get a subsidy in the first year or two while it is starting sales so when it is sold out they take a little larger jump.
 
Thanks Kat. Hopefully it will average out over a couple years and fall in line with the other percentages.
