AKV Not Premium?

akv is big so it is easy to get after 7 months - some of the others are hard to get even at 10 months. So to get them David (think that is David) has to offer more money for them.

unless it's a value studio

I have gotten several times the value studio after 7 months the resort is just too big - so cancellations happen alot more.

now the concierge studio - you have got me - never even seen it after 7 months

Owners of a given DVC resort can reserve a room at that resort beginning 11 months from date of arrival. At 7 months out, owners from any resort can reserve another resort. David's premium/non-premium classification is not based on quality of resort but instead on availability, particularly at 7 months out. If the resort is usually available at 7 months out, it is easy to do the rental through any DVC owner. The three largest resorts, AKV , OKW, and SSR are usually available much of the year at 7 months out. Other resorts, particularly near park resorts like BWV, BCV, VGF, and BLT (and potentially Poly in the future) can often be unavaialble at 7 months out particularly if seeking a studio, with the result is that David's needs the resort owners to do the rental during the 11 month window to assure getting the desired rooms. As a result, David's pays a premium to owners of certain resorts to entice them to rent during the 11 month window and thus charges a premium to the renter.
