1st time buyer, need advise (resale vs direct)

Well...all for not. Disney grabbed my Boardwalk contract offer :(

Well now you could look at just buying direct? Does Riviera possibly come on to the table? I own BWV and RIV and plan on selling off the remainder of my BWV in few years.

Looks like $175/point for RIV if you hit 300-400 points area which you were. You could split those points. Plus you could get Fixed Weeks if you want I have 2 of them at RIV.

Doing the math though I probably wouldn't do it myself actually:
400@ RIV - $70k
270@BWV ($115) + 125@CCV ($220) = $59k

You possibly could take another run at a BWV contract should be a few that come loaded as we continue forward in 2021. Better luck next time!

One thing I would say is regarding use year. I purchased my first contract resale with an April UY and when I got me second contract, I followed someone's advice to keep the same use year. After a few years, I wish I had a Sep. or fall UY as I found the banking deadlines with later UY more convenient and looking back, having two separate UY would not have been too big a deal.
 

One more thing, I ran all kinds of analysis one resale vs. direct and the discount of buying resale almost always more than made up for the difference with a blue card - of course if you use the added benefits frequently, that may be a different case.

Interesting....I've been watching the DVC show and Pete's pain of having 3 user years really comes through :). As such, I've been working to sticking to the same use year. But I also read an article from Nick Cotton where he shares that some buyers prefer 2 use years precisely for having 2 banking deadlines. I went more for the contract than use year. Contract that was taken was an April....now put in an offer for a December.

Worried a bit that Dec needs to be banked by Jul 31st.....so if we do F&W (which is why I'm buying BWV) we need to be REALLY confident that we wont cancel. But the contract was Boardwalk and international seller....which is what I wanted after The Mouse stole my 1st DVC contract in the middle of the night.

I had 3 and am down to 2 UYs. The reason I initially went with a second UY is because my travel patterns changed and traveling in May with a June UY was simply too risky,

I use my UYs for different trips and pretty much never combine. I have Dec and Aug now. I use my Aug UY for trips mostly August through February/March. And my Dec UY for trips March through August.

I have SSR points in each and then my BLT points are in December for use in those trips and my RIV points are in Aug for my fall trips. Since I do split stays, I will use RIV with the BLT for December trips.

It is nice knowing that all my trips are within the first 8 months so any cancelations are covered. Now that transferred points can be used online...which was always the biggest drawback...I have more flexibility if I had to move SSR points.

Again, the biggest drawback is that you can not have one reservation and there are times I am borrowed on one, even with points in the other.
