1st Deluxe stay and daughters 21st B-day.. need help!

We are thinking of staying at our first Deluxe Resort from Nov 20-27th. We normally stay Value or Moderate so this will be a price jump for us.
One daughter will be turning 21 during our stay and our youngest daughter (10) doesn't quite remember her last trip to Disney so we want to make it special for both of them. I have a couple questions.
1. When do they start decorating for Christmas in the parks and resorts?
2. Where would you suggest? We will be renting a Studio - trying to not break the bank lol.
3. Along with #2 what building and floor would you recommend?

As far as where you want to stay I think it depends on what is most important to you. Would you prefer location or theming? If location consider one of the resorts close to HS and Epcot. We love the Boardwalk. We stay there just about every time we go. We love that it is walking distance to both parks. As for theming IMO you can't beat the Wilderness Lodge. It is so beautiful! You should also consider AK but just be aware it is bus transportation to everywhere and it can be far depending on the park. I'm pretty sure the Christmas decorations are up at that time.
 
Except for OKW, which has 2 real (queen) beds, all studios come with one queen bed and one sleeper sofa bed. Are you or your daughters ok with sharing? When we go with 3 adults, we alternate who has the bed and who has the sofa bed (by resort since we do split stays)

Decorating begins after the last Halloween party. EPCOT won’t completely change over until the Food and Wine Festival ends. Resorts are decorated on a lottery basis but are all completed by Thanksgiving.

Studio rentals for your dates are going to be hard to come by. You are already inside the 11-month window where DVC members can begin booking their home resorts. The usual hard-to-get studios (VGF, BCV, CCV, BWV Boardwalk & Standard views, AKV value and club level, BLT standard view) are not going to be available to you. The longer you wait, the slimmer the pickings will be at the remainder of the resorts. It’s not going to be a matter of what do you want to book so much as it will be a function of what remains open for your nights. I think you may have a good shot at Poly, but it is far from the cheapest DVC studio out there. OKW has a favorable points chart and tends to have studios available longer than smaller resorts. But a lot of people are not fond of the sprawling layout and remote location.

If staying at OKW, I recommend the Turtle Pond area. At SSR, if you book a preferred location, Congress Park will put you close to Disney Springs and the walking path to it. At Poly, a standard view in Tokelau longhouse. The remaining DVC resorts (BLT, VGF, BCV, BRV, CCV, BWV, AKV- Jambo, AKV-Kidani and RIV) are all single-building resorts.
 

I will also suggest that you look into buying someone's points for one of the DVC's. You can stay at a deluxe for about the price of a moderate a lot of times.

Copper Creek Villas at Wilderness Lodge is what I would recommend. It is the most breathtaking resort when decorated for Christmas, and they tend to decorate the resorts for Christmas the week of Thanksgiving, when you will be there.

Are you planning on renting DVC points for a studio? If so, you are looking for a studio at a very, very popular time and the studios I would think of first will most likely be unavailable since you are already in the 11month booking window.

Im assuming this is a girls only trip since you only mention your daughters.
If I am traveling with my DD16, my first choice is always GF. We love it but DH hates it so we stay away when he comes.
Copper Creek is an amazing option for decorations but no way you will be able to get a studio there.
Beach club villas are small and hard to book. Boardwalk would be nice but probably full.

The options you will probably have to choose from are AKV, Poly, SSR, and OKW.
I would pick Poly from those. Sure it doesn’t have the best holiday feel but you can walk to GF and use the monorail to check out the other resorts.

If you plan on renting points I would try to get that set up ASAP. I would pick any MK resort or ECPOT resort if available.

AKV is also lovely.
SSR has beautiful rooms now that the refurb is happening. If you like to go to Disney Springs that’s a good option.
Maybe check Swan/dolphin prices too. That will get you close to 2 parks and has food dining options.
 
I just bit the bullet and booked at Copper Creek! We didn't rent points either. They were just available. Same with Studios at Boulder Creek, Wilderness Lodge and Boardwalk.

What are Canyon Creek Villas? I have heard of Copper Creek/Cascade Cabins and Boulder Ridge at WL but not Canyon Creek.
