I actually asked that question to MS today. The answer was a little unclear. The woman said that all they offer right now is "Pleasure Island view".
So I asked her if that meant that every room was water view and she said "I'm not sure, we haven't been down to see the setup yet."
Not the best answer from her, but from her first answer, it sounds like the first building to open only has water views.
That' s my understanding also. I think that, eventually, it seems likely that there would be golf course views as well (judging by the map of future plans), but Building 1 (the only one that will be opening in May) appears to be facing Pleasure Island and the lake it borders.
The first four buildings are the ones referred to as "Pleasure Island View", but not all of them will have direct view of the water. There are some units around the ends of the buildings that are not aimed directly at DD.
When the second grouping of 8 buildings begins to open, it will be in a completely different part of the resort grounds. It appears that one of these two "neighborhoods" will be assigned at the time of booking, much like the WDW Boardwalk View vs. Pool / Garden View.
