Selling a resale in say 15years that expires in 2042

    I just bought dvc at boardwalk villas. Am excited but am concerned when my kids get to a certain age I may want to sell it. (probably not but its possible)Do you think it will sell when it expires in 2042? Just wondering...what it would be worth? Wonder if Disney will sell an extension optionlike they d with old key west.

    I personally don't think they will offer an extension after all the problems with the OKW extension. I think DVC will just slowly control the downward pricing of the points through ROFR.

    Disney hasn't really used ROFR to control resale prices since the recession hit. Yes, they have ROFRed the occasional low-priced outliers. But last year when BWV prices had dipped below $50 per point, Disney didn't do anything about it through ROFR. I personally know people who got BLT for $68 per point and BWV for $45 per point.

    As for the OP, there's the chance that people will be willing to buy your DVC contract in 15 years, but I think it will all depend on how high the maintenance fees are by then. You're better off assuming you won't see any return on your contract and having it be a happy surprise if you do.

    I think it's a bit of a reach to suggest that Disney actively controls the prices through ROFR. I think it's more accurate to say that the resale prices are influenced by Disney's ROFR activity. I don't believe that Disney particularly cares what resales are going for, but if there is a good deal to be had, they will take it.

    When there is only 15 years left on the contract, I'd bet someone would take it off your hands for $1.

    As far as an extension, if they offer one, I'd expect the offer to be made much closer to 2042. OKWs extension did not garner the support that they had hoped from the membership. I'm thinking possibly because many of us original owner will be very elderly or not around any more by 2042, and we decided to let our heirs worry about whether they want to commit themselves to the expense of an extension. Plus, the extended points really aren't bringing in enough difference in price in the resale market to offset the cost of the extension.

    The extension for OKW was a challenge legally, as well. If someone really had the time, desire and $$ to contest it in court, DVC may get a surprise.

    I'd buy a Timeshare that expires in 14 years if priced right... taking into account the cost of a hotel room at that time. There'd be a benefit to knowing you only have a decade and a half of maintenance fees.

    Cost of the maintenance fees will be kept in check by the cash rooms prices... if too high, there'd be a tremendous amount of contract selling going on.

    In 15 years, Disney might be bought out by a foreign company. If you think this idea is far fetched, just look at Budweiser.

    There may be a market but I doubt the return will be appropriate compared to what's invested, even at today's resale prices. If I had this concern I'd simply buy less points and make do for the time you wanted to use it. While they may or may not offer an extension, it's unlikely it'll be financially reasonable, OKW wasn't by far.

    Ive had the same concern. My rational is that if i wanted to sell 15 years down the road, but resale prices were too low, that i could rent the points for the last 15 years or so. It seems like a safe assumption that rack rates will be higher than dvc dues, and could therefore make more money by renting vs. selling the last few years of my contract

    Our kids are in college and out. We use it more now, since we can do studios for the two of us. In the past we would use up points too quickly based on Holidays and room size. We have been at DVC 3 x times this year, bought AP and TIW for first time in a dozen years!

    As far as resale, I always tell people who are thinking about buying assume Zero return. I know that its not accurate but if you count on getting zero back and do sell you will be happy with what you get.

    If I ever got to that point I would just rent out the points each year. With the increase each year of on property accommodations, it is likely you could rent the points for more $$ than your maintenance fees.

    Agree with gdrj.......our kids are all adults now and rarely go with us (however, our 24 year old did just go with us to Disneyland VGC in January) and the two of us still go and have a great time!! We were at WDW in mid December for a long weekend .....stayed at Kidani Village.......didn't even go into a park and still had a great time! Then, we went to DLR/VGC in mid January (took our youngest (24) son and our 11 year old grandson on that trip) and had a blast....we did have 4 day PH's for that trip.
    However, we're spoiled by the 1 and 1 bdrms and do have a hard time when staying in a studio.....we really do like the luxury of having a full kitchen and a washer/dryer available right in our unit....not to mention not having the king size bed in a studio.....since we have one at home....it's difficult to downsize. Once in awhile we will stay in a studio if we know we need the points for another trip or if we know for sure we're going to be dining out a lot and won't really need the kitchen.

    If it got to the point that I did tire of the Orlando/Disney then I would bank etc. and every few years take a trip elsewhere or a cruise, something that I pay cash for now! Or save up point and every couple of years take my future grandchildren to Disney World!

    At this point I'm always in a state of borrowing, my be nice to have banked points!
