And that's the last of the WDW resorts. Yay?
These are the resales for the month of May 2013 for Animal Kingdom Villas. Because there were too many sales, I decided to sample, like I did for SSR. There were 52, so I looked at every other one. I did both of the ROFRs.
The title companies are Magic Vacation Title (***), First American Title (FAT), Timeshare Closing Services (TCS) and Timeshare Title & More (TTM).
Standard caveats apply:
- The date listed is the date on the deed, which is typically shortly after the ROFR waiver comes. The actual price was negotiated 3-4 weeks prior, so these prices are lagging about 2 months.
- The price is calculated from the Florida deed document tax, which gives the price to the next highest multiple of $100. As a way of trying to compensate for that, I've rounded all of the prices down to the nearest dollar, which I think is right more often than not.
Median sale price was $66. Median ROFR price was (obviously) $45. So I think we may have an actual floor for AKV!
Both of the ROFRed contracts were owned by the same person. My guess is she tried to unload the whole thing in one quick sale. And succeeded!
