AKV resale prices May 2013

And that's the last of the WDW resorts. Yay?

These are the resales for the month of May 2013 for Animal Kingdom Villas. Because there were too many sales, I decided to sample, like I did for SSR. There were 52, so I looked at every other one. I did both of the ROFRs.

The title companies are Magic Vacation Title (***), First American Title (FAT), Timeshare Closing Services (TCS) and Timeshare Title & More (TTM).

Standard caveats apply:

- The date listed is the date on the deed, which is typically shortly after the ROFR waiver comes. The actual price was negotiated 3-4 weeks prior, so these prices are lagging about 2 months.

- The price is calculated from the Florida deed document tax, which gives the price to the next highest multiple of $100. As a way of trying to compensate for that, I've rounded all of the prices down to the nearest dollar, which I think is right more often than not.

Median sale price was $66. Median ROFR price was (obviously) $45. So I think we may have an actual floor for AKV!

Both of the ROFRed contracts were owned by the same person. My guess is she tried to unload the whole thing in one quick sale. And succeeded!

Thanks for pulling all this together. I just purchased through resale for $67 a point which I thought was a decent price, wish I saw this prior to making my offer. But these are also 2 months ago prices but still probably could have gone lower.

What does ROFR stand for?

Right of first refusal, when you sell your DVC points, before the sale occurs, it goes to Disney first who has the option of buying that contract at what they were selling it for. The seller then still sells their points at what was offered, it's just tht disney gets the contract instead of the buyer who made the offer. So the game is to try and figure out how low you can offer without Disney grabbing it.
