you talk about buying 300 pts. Is this 1 contract? It is best to buy smaller contracts like 100/150 pts so you can sell one if you don't need them anymore. Even smaller if you can find them. If you but a 200, 250, 300 pts contract that's how you need to sell it you can't break it up.

yea I actually would like to have about 500 pts to use for Sept 2014, but i guess buying smaller contracts would be ok, but i would prefer to have them under one umbrella and not sure that's possible.

Another ?, Ive tried to find this answer or maybe i'm just too dumb to understand but say I buy a contract that has 250 pts on it for SS with the use year being March. it comes with 350 pts and then i receive another 250 in 2014, Can I book using all those pts for Sept in 2014 before March of 2014 or do i have to wait until then to book using those pts? Thanks in advance.

You don't need to have the points at the time you book your trip, UY just has to do with when you actually use your points. You can use up to 3 years points at once with banking and borrowing. With a March UY, you could use banked March 2013 points, your current March 2014 points and borrow from your March 2015 points for a September 2014 trip. With a March UY, your points are good from Mar 1, 2013 - Feb 28, 2014 so your Sept 2014 trip falls under your 2014 UY (Mar 1, 2014 - Feb 28, 2015). I'll try to find you the link to help you understand UY a little better.

While I'd agree it's nice to have smaller contracts, I do not believe that it's reasonable to pay the extra to do so for this situation simply to have smaller contracts with no other focus. Put another way, the up front costs that are extra are rarely worth the insurance of having smaller contracts unless you have plans to specifically sell part of them later. Now if one has other motives in addition like multiple home resorts, that can change the equation. Take 150 + 100 points at SSR compared to 250 points all together. All else being the same you're talking maybe an extra $10 a point more plus a second closing. In addition, I believe it's easier to find a loaded larger contract than smaller contracts at all making the likely price difference even greater. So maybe $2500-3000 difference (or more) on a $15000 purchase. Plus you have to match UY, do 2 closings and 2 ROFR.

Well seller & I agreed upon a 200pt contract for WL but I fully expect Disney to exercise it's rofr on it.

Actually for full disclosure i gave full asking price but I just think there's a good chance it'll get taken. It's a VWL property, I would've actually liked more pts but couldn't pass this one up for the price. I'd like to eventually add 100-200 more pts but 200 isn't a bad start, not thrilled with the use year of Feb but felt like it would still work for us as we generally travel in Jan/Feb or Sept to Disney.

I want to make sure i understand this right, If i own say VWL and I have a Feb use year. in March I could book a 2015 trip for Feb to VWL or if i wanted to go in sept 2014 to say boardwalk I could book in March for that as well? Also what if i owned 2 different dvc in VWL and SS, with VWL being a 200 pt and SS being a 100, how do you put them together to book? and what if one UY is Feb and the other is March?

DVC has a lot of rules and regulations and understanding the ins and outs can be a challenge that should be understood before you buy. Ever wonder why there are so many resales available?

You can book your home resort at 11 months before your check in date and non-home resorts at 7 months.

as stated, you have an 11 month window for booking your home resort and 7 months elsewhere. UY has nothing to do with it.

UY is important primarily for banking window purposes. use year also tells you when the pts are "used" for stays. if you have a trip in feb 2014, then that is in your feb 2014 UY (which covers stays from feb 1, 2014 to jan 31, 2015). if you have a trip in jan 2014, then that is in your feb 2013 UY.

you can never ever combine 2 different resort's pts at the 11 month window. so at 11 months out, you have 2 separate contracts. you can bank and borrow from your VWL contract to book VWL at 11 months out but your SSR pts will stay on the sidelines (except for booking SSR/THV) until the 7 month window.

if the SSR contract is an add-on (same UY month + same owners on the title), then you can seamlessly combine pts at the 7 month window.

if the SSR contract has a different UY month, then you have 2 separate memberships. you would have to transfer the pts to your VWL contract to book seamlessly at 7 months out (and remember that transferred pts cannot be borrowed), or else make 2 separate reservations and ask MS to link them.
